Property Network of Australia is seeking a Head of Property Management to work for a sophisticated property and asset management business in Sydney, overseeing a diverse, multi-state portfolio of shopping centres, LFR, and industrial assets.
This role forms part of the senior leadership team and will oversee the management and performance of more than 25 property professionals nationally. The client base includes institutional landlords, listed funds, and high-net-worth individuals. We are seeking a proven senior leader with extensive experience in property operations, team leadership, and client relationship management within the retail property sector. The position is based in Sydney with national travel as required.
The ideal candidate will have previous or existing experience working in a senior property leadership role within the property industry, ideally overseeing a national retail portfolio or asset mix.
Key Duties & Responsibilities:

• Provide strategic leadership to a national team, including Centre Managers, Property Managers, Finance, and Admin staff.
• Deliver outcomes aligned with Management Agreements, KPIs, and compliance obligations.
• Identify and pursue new management opportunities across the country, contributing to business growth.
• Lead high-level reviews across leasing, arrears, tenancy coordination, and management reporting.
• Drive performance across risk management, contractor engagement, site inspections, and compliance (including AFSS).
• Mentor team members and build support structures to develop junior staff and promote internal succession.
• Maintain high client engagement and lead involvement in key meetings and strategic decision-making.
• Oversee budgeting processes, outgoings reconciliation, and drive system efficiencies through Cirrus8.

The ideal candidate will have:

• 10–15+ years’ experience in a senior commercial or retail property management role.
• Strong understanding of retail leasing legislation and operational compliance obligations.
• Demonstrated leadership and mentoring capabilities across national portfolios.
• Proficiency with industry systems including Cirrus8 and Microsoft Office.
• Excellent communication, negotiation, and stakeholder engagement skills.
