About the Role:
As an experienced Commercial Property Manager, you will take the lead on all things property, maintenance and finance across out portfolio of 60 commercial properties.
Reporting directly to the Managing Director, this position sits within a dynamic, fast paced organisation and is unique in that is is not within a Property or Real Estate firm.
Rather, your portfolio sits as part of a large family office and by extension, a well-established, premium childcare brand.
The vast majority of your portfolio sits in the west, inner west and eastern suburbs of Sydney. A small group sit in the North and South Coasts of NSW (Wollongong, Central Coast etc). Some travel will be required (minimal for the locations that are further away).
As the Commercial Property Manager, you will sit as part of a small, but mighty team. As the business grows, so too do your career prospects within it.
About You:
You will be an experienced Property Manager, with a minimum of 3 years experience in the role. You will have strong commercial exposure (non negotiable) and be familiar with managing a portfolio of 50+ properties at any given time.
You will have strong financial acumen and a solutions focused approach to all that you do. You will thrive in an environment that is high autonomy/high expectation and have a proven ability to create efficiencies in previous roles.
Please note: This role is based in Sydney Olympic Park and is based in the office, 5 days per week.
Key Responsibilities:
• Manage a portfolio of commercial properties across Sydney
• Conduct regular property inspections and maintain detailed reports
• Coordinate and oversee repairs and maintenance, ensuring timely resolution
• Build and maintain strong relationships with tenants and contractors
• Manage lease administration and compliance
• Prepare detailed property reports and recommendations
• Respond to tenant inquiries and resolve issues promptly
• Monitor and control property-related expenses
• Ensure compliance with all relevant regulations and safety standards
Essential Requirements:
• Proven experience in property management (commercial or residential)
• Valid driver's license and own vehicle
• Strong knowledge of property management software
• Excellent communication and negotiation skills
• High attention to detail and organizational abilities
• Problem-solving mindset with a proactive approach
• Commercial property management experience
• Knowledge of commercial leasing legislation
• Experience with preventative maintenance programs
