About the Role:

Gallantree is seeking a Commercial Real Estate (CRE) Credit Analyst to join our growing credit team. This role sits at the intersection of real estate finance, structured credit, and institutional capital — ideal for a commercially minded analyst who thrives on deep credit work and sophisticated deal structuring.

You will play a central role in originating, analysing, and structuring CRE debt transactions sourced through a variety of lending channels, across deal sizes ranging from $2 million to $100 million. Transactions span the full spectrum of commercial property asset types and borrower profiles, requiring nuanced credit judgement and a solid grasp of capital structuring principles - especially Credit Ratings Agency requirements.

Your core responsibility will be to assess and underwrite new and seasoned lending opportunities, applying institutional-grade credit discipline that aligns with Credit Rating Agency methodologies and Gallantree’s internal risk frameworks. You will evaluate cash flows, collateral performance, credit risk, borrower strength, and macroeconomic exposures to deliver clear, defensible recommendations to the Investment Committee.

In addition to credit assessment, you will be actively involved in structuring, modelling risk-adjusted returns, down-side risk and ensuring that all lending aligns with the platform’s securitisation and capital markets objectives. This includes preparing detailed investment memoranda, liaising with counterparties and legal advisors, and supporting the ongoing performance monitoring of a diversified CRE loan portfolio.

This is a high-impact role within a fast-growing, technology-enabled lender that operates at the forefront of Australia’s non-bank credit and structured finance ecosystem. The ideal candidate will combine analytical rigour with commercial intuition and contribute to shaping Gallantree’s credit standards as we expand our reach across institutional investors and distribution partners.

Key Responsibilities

Credit Assessment & Underwriting

Conduct detailed underwriting of commercial real estate loans, including income-producing assets, development projects, and structured debt facilities.

Analyze borrower and collateral financials, asset-level cash flows, tenancy schedules, and operating performance metrics to determine creditworthiness and repayment capacity.

Evaluate loan-to-value (LTV), debt service coverage (DSCR), interest coverage, and sensitivity scenarios under various market conditions.

Perform property and market-level due diligence, including valuations, comparable sales, lease structures, and sponsor background reviews.

Develop comprehensive credit memoranda outlining transaction rationale, key risks, mitigants, and recommendations for approval.

Deal Execution

Monitor performance, risk exposure, and compliance of approved loans within the Securitisation structures.

Support deal structuring, term sheet development, and loan documentation review.

Monitor loan covenant compliance, risk triggers, and borrower performance.

Maintain active oversight of portfolio exposures and recommend remedial strategies as required.

Liaise with legal, valuation, and external credit consultants to ensure robust due diligence processes.

Portfolio Management & Monitoring

Support the ongoing monitoring of loan performance, covenant compliance, and credit risk exposure across the portfolio.

Review borrower reporting, reforecasting, and valuations to identify early warning signals or emerging credit issues.

Assist in maintaining the credit risk framework, including exposure limits, credit rating models, and stress testing.

Risk & Capital Markets Integration

Collaborate with structuring and capital markets teams to align loan attributes with securitisation or funding requirements.

Contribute to the ongoing refinement of credit risk models and stress testing frameworks.

Maintain and enhance internal credit scoring and risk rating systems.

Stakeholder Engagement

Collaborate with capital markets, structuring, and treasury teams to align credit decisions with Gallantree’s securitisation strategy.

Work with legal teams and external counsel to ensure loan documentation meets regulatory and transaction requirements.

Coordinate with internal investment, operations, and technology teams to ensure credit insights feed into broader platform enhancements.

Engage with borrowers, brokers, and key external partners to gather intelligence and support strong loan origination practices.

Innovation and Systems

Skills & Experience

Essential Qualifications & Experience

3–6 years’ experience in a commercial lending, real estate finance, or credit analysis role, preferably within a bank, non-bank lender, or investment manager.

Deep understanding of commercial real estate asset classes, valuation methodologies, and market dynamics.

Strong knowledge of credit modelling, financial risk assessment, and loan structuring techniques.

Strong proficiency in Excel (financial modelling), PowerPoint/Slides, and CRM systems.
Exceptional written communication skills – able to produce clear, concise, and well-structured credit papers.

High attention to detail and a methodical approach to problem-solving.
