The Role:

The Urban Designer will assist in preparing allotment layouts and associated documentation for land developments. This role provides efficient and accurate support to the Planning & Design Manager in creating disclosure documentation for market sales.

Responsibilities:

  • Prepare allotment layouts that meet attributes and impediments for the disclosure process as outlined in the QLD Land Sales Act.
  • Assess subdivision requirements on land parcels in Southeast Queensland.
  • Conduct detailed analyses for potential development sites concerning current and evolving land sales legislation in QLD.
  • Evaluate other developed allotments to support investment and retail sales, focusing on impacts or risks associated with dwelling placement or construction.
  • Understand planning authority requirements and communicate effectively to ensure business effectiveness.
  • Conduct site assessments of completed subdivisions to verify that built forms meet business needs.
  • Assess the need for referral agency notifications related to land/development under review.
  • Assist in coordinating and placing allotment services within developments under assessment.
  • Educate the consultant team to maximise the use and placement of housing products and lot typologies.
  • Perform digital land search assessments and provide concise overviews of risks and impediments.
  • Research subject and neighbouring developments to ensure appropriate information disclosure to the Land Development team and associated consultants.
  • Document detailed house siting requirements for project releases to the Sales Team.
  • Contribute relevant information to the Building Essentials document reflecting subdivision approval conditions.
  • Provide project status updates and forecast application needs.
  • Maintain a balance between current and pending projects.
  • Work towards efficiency in processes, procedures, and cost savings.
  • Ensure high-quality presentation of all communication materials.
  • Prepare submissions in response to local and state authority planning amendments affecting Ausbuild and the industry.
  • Build relationships within Queensland urban planning associations to stay informed on legislative changes.
  • Undertake other duties as directed.

Qualifications, Knowledge, and Experience Required:

  • Strong understanding of QLD urban planning requirements.
  • Minimum of 2 years’ experience in a fast-paced land development environment.
  • Passion for residential typologies aimed at evolving options for future homeowners.
  • Proficient in ArcGIS systems and knowledgeable about QLD planning schemes and residential controls.
  • Basic knowledge of Queensland Planning Legislation and QLD Development Code.
  • Highly computer literate, including proficiency in Microsoft Excel, PowerPoint, and Outlook.

Personal Skills and Attributes:

  • Proficient with relevant software such as AutoCAD, SketchUp, and Adobe Creative Suite or similar.
  • Excellent written and verbal communication skills, with a professional phone manner.
  • Strong relationship-building skills.
  • Exceptional time management and organisational abilities.
  • Strong attention to detail and a proactive, positive attitude.
  • Continual desire to learn and embrace challenges.
