About The Role
The Executive Manager of Strategic Assets (EMSA) is a key leadership role focused on both strategic and operational aspects. This position serves as the custodian of the Asset Management system and oversees its practical implementation.
The EMSA is responsible for managing the lifecycle of housing assets under the Home in Place (HiP) agreement. In this influential role, the EMSA is accountable for the successful implementation of HiP’s Strategic Asset Management System. This includes, but is not limited to, investment planning, lifecycle cost control, process improvement, innovation, and portfolio optimisation. Responsibilities include:
- Lead the Asset Management team to deliver high performance and strong engagement through effective coaching, mentoring, and professional development.
- Build and maintain strong relationships with key internal and external stakeholders to instill confidence in Home in Place’s asset management services.
- Develop and maintain tailored asset management frameworks, systems, and processes that support investment planning, lifecycle cost control, and portfolio optimization.
- Lead coordinated, evidence-based processes to support budget forecasting, capital works planning, and decisions regarding vacancy upgrades and refurbishments.
- Identify, manage, and mitigate asset-related risks, including safety, compliance, financial, and reputational risks, while escalating issues as necessary.
- Collect, monitor, and analyze asset performance data to inform investment decisions, maintenance priorities, and lifecycle planning.
- Provide timely and insightful reports on asset performance, trends, emerging risks, and mitigation strategies to the Group Executive Manager, CEO, and other relevant stakeholders as needed.
About You
- Tertiary qualifications in Business, Property, Construction, Asset Management or a related field.
- Relevant professional certification in Asset Management (e.g. World Partners in Asset Management) and/or industry membership (e.g. Asset Management Council).
- Significant experience in managing complex property portfolios and engaging effectively with stakeholders, contractors, and government or regulatory bodies
- Proven track record in developing and implementing a strategic asset management framework and plans. Extensive experience in senior asset management, preferably within social or affordable housing or a regulated environment.
- Strong knowledge of governance, compliance and risk management relating to asset management with experience reporting to Senior Management.
- Current unrestricted drivers’ licence.
