Summary:

We are seeking a positive experienced Senior Property Manager to oversee the management of properties across a residential site on the Sunshine Coast. The ideal candidate will have a proven track record of managing a portfolio of 120 properties, ensuring tenant satisfaction, and maximising profitability. Body Corporate experience desirable.

This site is currently well managed, and the portfolio is in excellent condition for a handover.

Responsibilities:

• Oversee the day-to-day operations of all tenancies, including maintenance, leasing, and tenant relations.
• Develop and implement property management strategies to maximize profitability and minimize expenses
• Ensure compliance with all local, state, and federal regulations and laws
• Manage and supervise property management staff, including hiring, training, and performance evaluations
• Develop and maintain relationships with tenants, vendors, and contractors
• Assist in preparing and manage property budgets and financial reports
• Conduct regular property inspections to ensure compliance with safety and maintenance standards.
• Manage small grounds team.
• Negotiate lease agreements and renewals with tenants
• Develop and implement marketing strategies to attract and retain tenants
• Can work autonomously and is detailed oriented (no shortcuts)

Qualifications:

• Education in business administration, real estate, or related field
• Minimum of 5 years of experience in property management, with at least 2 years in a senior management role
• Strong knowledge of property management principles, practices, and regulations
• Excellent communication, negotiation, and interpersonal skills
• Ability to manage multiple properties and prioritize tasks effectively
• Body Corporate experience desirable
• Strong analytical and problem-solving skills
• Proficient in property management software (Property Me) and Microsoft Office Suite
