About the role

The Belmo Group is seeking an experienced Senior Property Manager to join our team in Sippy Downs, Sunshine Coast, Queensland. In this full-time role, you will be responsible for overseeing the management of our diverse portfolio of residential properties. Your strategic leadership will be crucial in ensuring the smooth operations and exceptional tenant experiences across our expanding real estate assets.

What you'll be doing

Manage the day-to-day operations of our property portfolio, including rent collection, maintenance coordination, and tenant relations

Oversee a team of property managers and support staff, providing guidance, mentoring, and performance management

Develop and implement policies, procedures, and best practices to optimise property management processes

Analyse market trends and occupancy data to identify opportunities for growth and improvement

Collaborate with the leasing team to ensure high occupancy rates and tenant satisfaction

Manage all financial aspects of the properties, including budgeting, financial reporting, and cost control

Ensure compliance with relevant laws, regulations, and industry standards

What we're looking for

Minimum 5 years of proven experience in property management.

Strong leadership and team management skills, with the ability to motivate and inspire a team.

Excellent communication and interpersonal skills, with the ability to effectively liaise with clients, tenants, and stakeholders

Comprehensive understanding of property management best practices, including lease negotiations, maintenance coordination, and financial management

Proficient in using property management software and other relevant technology ie REAPIT, PROPERTY ME

Experience in all aspects of trust accounting

Demonstrated ability to analyse data, identify trends, and make data-driven decisions

Tertiary qualification in property management, real estate, or a related field is highly desirable
