Position: Commercial Property Manager
Location: Remote / Hybrid
Employment Type: Part-time (10–20 hours per week)
Compensation: $35-45 per hour
About Us
We manage a portfolio of commercial properties across Queensland, with a strong focus on maximising returns, maintaining excellent tenant relationships, and ensuring smooth day-to-day operations. We are seeking a hands-on Commercial Property Manager who can manage tenants, oversee property issues, stay on top of unpaid invoices, and coordinate with bookkeepers/accountants to ensure accurate financial records and compliance. This is a flexible part-time role (10–20 hours per week) with autonomy and growth opportunities.
Key Responsibilities
Manage day-to-day operations across multiple commercial properties.
Serve as the main point of contact for tenants, handling enquiries, lease obligations, and issue resolution.
Oversee property maintenance and repairs, liaising with contractors as required.
Track and follow up on unpaid invoices, ensuring rent and outgoings are collected on time.
Prepare, send, and manage invoices and property-related expenses.
Work with the bookkeeper to integrate accounts into Xero and maintain accurate financial records.
Collaborate with accountants to manage GST payments and compliance.
Ensure compliance with lease agreements and property regulations.
Provide regular reports on property performance, tenant status, and outstanding issues.
Proactively identify opportunities to improve property value and tenant satisfaction.
Key Requirements
3–5+ years commercial property management experience (essential).
Strong knowledge of tenant relations, leases, and invoicing.
Experience managing and following up on rent arrears and unpaid invoices.
Familiarity with Xero and ability to work with bookkeepers/accountants.
Understanding of GST obligations and financial compliance.
Excellent organisational and problem-solving skills.
Strong communication skills with the ability to manage tenant relationships professionally.
Ability to work independently, staying on top of details without supervision.
