Site Manager – Gold Coast Multi-Residential Projects

An established and growing builder with a strong local reputation is currently seeking a capable and hands-on Site Manager to lead the delivery of a new five-storey residential apartment project based in Surfers Paradise.

This full-time role offers the opportunity to take full control of the site, running it autonomously with the support of senior leadership and a dedicated Contracts Administrator. The initial project has an estimated duration of 9–10 months, with flexible programming in place, plus a solid pipeline of future work.

About the Role:

You will be the key site presence, responsible for managing all day-to-day operations, safety, quality, and coordination of trades and subcontractors. This is a career-defining opportunity for an experienced Site Manager or a strong Foreman/Leading Hand ready to step up.

What You’ll Be Doing:

Managing the site independently from groundworks through to final finishes

Leading toolbox talks, site inductions, and ensuring high safety standards

Coordinating subcontractors and trades, overseeing program milestones

Managing short-term programming, RFIs, and mark-ups

Liaising with consultants and project stakeholders

Maintaining site systems, reporting, and documentation

What You’ll Need:

QBCC Site Supervisor licence

Proven experience on low- to mid-rise multi-residential or similar builds

Strong leadership, problem-solving and coordination skills

Confidence running a site solo with support from a CA and site labour
