Position Purpose
Coffs Coast Legacy owns and manages a small portfolio of properties, with funding secured to expand it over the next few years. The Property Officer will be responsible for both tenancy and property management. Given this role is a small, specialised part of Coffs Coast Legacy's broader work, the ideal candidate will be highly self-sufficient and capable of handling a wide variety of tasks.
The relationship between the Property Officer Role and Manager Community Services is integral to ensure widows, veterans and veterans families are the key cohort which Coffs Coast Legacy wish to provide Affordable Housing for.
Tenancy Management
Identify eligible applicants in conjunction with the Community services Team
Conduct signups for tenancies ensuring that all paperwork is completed thoroughly and accurately
Manage tenancy breaches and work with tenants to assist and support them to maintain their tenancies
Attend Tribunal hearings where necessary
Maintain up to date and accurate tenant and property files
Monitor rent arrears and take action in line with policy and procedures and relevant tenancy legislation
Property Management
Respond to tenant enquiries for maintenance
Carry out regular inspections of all properties and complete all documentation
Arrange for 3 yearly property inspections surveys to be completed. Review data and develop a planned maintenance program to ensure properties are maintained to standard
Managing Applications & Allocations
Identify eligible applicants in conjunction with the Community Services Team
Assess applications making sure that they conform to eligibility criteria and all documentation is recorded to evidence this.
Allocate vacant properties to successful applicants
Relationship Management
Develop strong working relationships with all external stakeholders
Develop strong relationships with tenants
Develop relationships with a range of internal stakeholders including colleagues, management, and other services
Deal with complaints from Tenants, or third party, in accordance with policies and procedures
Administration & Frinance
Prepare a range of reports in regard to the running of the service including tenancy, rental arrears, waiting list and vacancy reports
Ensure all rents charged and received are allocated to the tenants accounts
About you: Competencies, Experience and Qualifications
Working knowledge of the Residential Tenancies Act
Strong customer service skills
A focus on delivering excellent service with an empathetic approach
Sound dispute resolution skills
Excellent time management skills
Property and tenancy management experience
Previous experience working for a Community Housing provider or other Human Services organisation in a similar role
