The Opportunity

We are seeking a highly organised and personable Business Development Associate to join our growing team. This is a pivotal role that ensures a seamless and positive experience for both our landlords and prospective tenants. You will be working with Rachael Rudd, our highly skilled Business Development manager, to become the master of the leasing journey, from the first inspection to the moment a new tenant collects their keys. Your Day-to-Day Responsibilities will Include:

Business Development

Prospect and build relationships with potential new clients who are managed by other agents, self-managed, or new property investors.

Coordinate with Rachael Rudd and our in-house videographer to generate ideas and deliver weekly social media content to drive the brand forward.

Coordinate with Rachael Rudd to send out a consistent EDM to potential clients

Creating and sending management agreements

Setting up new managements across multiple property platforms.

Leasing & Inspections:

Organising and carrying out photo shoots and floor plans for new management properties

Writing beautiful ad copy that presents the clients’ property in its best light.

Publishing property advertisements.

Conducting Open For Inspections (OFIs), arriving early to prepare the property and create a welcoming atmosphere.

Efficiently managing attendee check-ins using the IRE app.

Providing owners with timely and constructive feedback after each inspection, always framed with a positive outlook.

Performing thorough pre-tenancy inspections on newly listed properties to identify and report any maintenance needs.

Application Processing:

Meticulously processing tenancy applications with a 48-hour turnaround goal. This is a critical, time-sensitive part of the role that requires daily attention.

Engaging with applicants via phone to build rapport, clarify details, and set clear expectations about the property.

Proactively verifying rental and employment references, including professional follow-ups with other agencies to ensure timely processing.

Calculating net weekly income from payslips to assess affordability.

Drafting clear and concise applicant summaries for the Business Development Manager

Creating and sending out new tenancy agreements via Docusign

Lease Administration & Tenant Onboarding:

Coordinating all pre-tenancy activities for leased properties.

Arranging quotes and booking bond cleans, keeping the property manager and owner informed.

Managing key registers and preparing sets for new tenants and our office.

Communicating key collection details and helpful moving information to new tenants.

Following up on any outstanding maintenance or compliance items (e.g., pool safety certificates) to ensure the property is 100% ready for handover to our award-winning property management team.

What We're Looking For:

A current QLD Real Estate Certificate of Registration.

A valid driver's license and your own reliable vehicle.

Exceptional attention to detail – you are someone who checks things twice.

Outstanding communication and interpersonal skills; you can build rapport with anyone.

A proactive and positive attitude with a solutions-focused mindset.

Excellent time management skills and the ability to prioritise tasks effectively in a fast-paced environment.

Tech-savvy and comfortable learning new software (experience with IRE and PropertyMe is a bonus!).
