Travel required (GC/Brisbane)

Reliable vehicle and valid license needed

Our client is on a rapid growth trajectory and requires the services of an experienced property manager to oversee multiple residential properties in and around the Gold Coast.

Key aspects of the role include:

Managing rent arrears in line with policy

Receive and process notices of repairs and maintenance on same or next day.

Issue notices when necessary to ensure tenants adhere to agreements

Deal with complaints relating to tenant conduct

Ensuring pool certification is up to date

Prepare papers and appear at tenancy tribunals

Conduct key audits regularly to ensure security

Monitor fixed terms leases as they enter last 90 days to ensure efficient exit or renewal.

Conduct Exit condition report

Conduct Bond disbursement within required timeframe

Renew tenancy agreement

Conduct rent reviews in line with market, local trends and property owner's interests

Manage items left behind after tenant vacates

Engage licensed and insured contractors only

Report complaints/claims same day

Present Form 6's to employer for quality assurance review

Our ideal applicant should have a Real Estate Land Agents Registration and at least 3 years experience in residential property management. You would have strong administration skills, outstanding customer service and exposure to trust account management. Your strong communication skills, service based approach, attention to detail, problem solving and mediation abilities will stand you in good stead.

Your reliable vehicle and valid drivers licence is a MUST. You will be paid a car allowance over and above your salary. Travel is local (within 2 hours) and will occur during work hours.
