Necessity Housing is a leading provider of Specialist Disability Accommodation (SDA) under the NDIS, dedicated to creating high-quality, accessible housing for individuals with disabilities. As we expand, we are looking for a skilled, experienced, and approachable Portfolio Manager to join our growing team and oversee a portfolio of SDA properties.
Role Overview
The Portfolio Manager will oversee a portfolio of SDA properties, ensuring that each property is well-maintained, compliant with NDIS standards, and meets the unique needs of our participants. This role is ideal for someone with a strong background in the NDIS/SDA field, particularly with experience in property management or real estate, who is passionate about building strong, lasting relationships with participants, SIL providers, support coordinators, and other stakeholders.
The successful candidate will manage relationships with current participants, conduct regular property inspections, and act as the primary point of contact for any issues related to their properties. Additionally, leveraging their real estate or property management expertise, they will have the opportunity to show properties to potential clients, providing detailed information and guidance throughout the process to ensure the best possible match for their needs.
You will also collaborate closely with our Customer Service Relationship Manager to ensure seamless communication and outstanding support for our participants, addressing any concerns or challenges promptly. With a professional, positive, and approachable demeanor, the Portfolio Manager will be committed to delivering exceptional service and maintaining a high standard of care.
Key Responsibilities:
Property Management: Oversee the maintenance and compliance of SDA properties, ensuring each home meets NDIS requirements and is safe, accessible, and well-maintained.
Participant Onboarding: Responsible for organising all relevant actions needed to facilitate a smooth move-in process for participants. This may include coordinating services such as removalists, internet setup, utility connections, and any other necessary arrangements to ensure the property is ready for occupancy.
Participant Relationships: Build and nurture ongoing relationships with participants, SIL providers, support coordinators, and other key stakeholders, ensuring participants are satisfied with their homes.
Participant Placement Support: Work collaboratively with SIL providers within the homes to support the placement of additional participants. This involves regular communication, providing timely information, and assisting with any resources or support the SIL requires to successfully onboard new participants into shared properties.
Property Inspections: Conduct regular property inspections to monitor condition, ensure compliance, and address any maintenance or accessibility issues.
Property Showings: While not a primary responsibility, you may occasionally assist the Client Relationship Manager in conducting property viewings for prospective participants, providing detailed information and support to help them make informed decisions.
Collaboration: Work closely with the Customer Service Relationship Manager, to ensure smooth onboarding and continued support for participants, addressing any concerns in a timely manner.
Industry Engagement: Attend expos, collaboration days, NDIS events, and other networking opportunities to represent Necessity Housing and stay up-to-date with industry trends and participant needs.
Qualifications & Experience:
Proven experience in the NDIS/SDA field or property management, with a deep understanding of NDIS policies and SDA design standards.
A background in real estate is highly desirable.
Strong interpersonal and relationship-building skills, with a passion for providing outstanding service and support to participants and stakeholders.
Experience in managing multiple properties and conducting property inspections.
Ability to show empathy, professionalism, and understanding when dealing with participants and their families.
Excellent communication skills, both written and verbal, and a proactive, solution-focused approach to problem-solving.
Ability to work independently and as part of a team, managing multiple priorities effectively.
Australian Drivers License
WWC Check, Police Check and NDIS Workers Screening Check
