POSITION DESCRIPTION
We are seeking an experienced and results-driven National Leasing Manager to lead and execute the leasing strategy across our growing portfolio.
The National Leasing Manager is responsible for leading the strategic and operational leasing functions across the franchisor’s property portfolio. This includes securing new locations, managing lease renewals and negotiations, optimising rental outcomes, and ensuring the property network aligns with business growth strategies. This role works closely with development, franchising, operations, legal and finance teams to ensure sustainable and scalable growth of the franchised network.

Key Accountabilities
Site Identification & Portfolio Management
Develop and execute the national leasing strategy in alignment with overall brand growth plans and commercial objectives.
Identify, assess, and secure high-performing sites for new franchise locations, relocations, and refurbishments.
Lead market mapping and location intelligence initiatives to target high-potential trade areas.
Undertake feasibility studies, demographic assessments, and market analysis.
Lead lease negotiations and manage documentation and approvals.
Lease Negotiation & Transactions
Lead negotiations for new leases, renewals, rent reviews, and lease exits.
Establish leasing frameworks, KPIs and commercial terms to ensure consistency and protect franchisor and franchisee interests.
Build and maintain strong relationships with landlords, developers, and real estate agents.
Proactively identify opportunities through existing networks.
Achieve favourable lease terms including rent, incentives, and tenure.
Ensure lease compliance and manage critical dates (options, expiries, rent reviews).
Portfolio Management
Manage lease lifecycle across the entire portfolio of Concept Eight brands.
Monitor rent reviews, lease expiries, renewals, and optimise lease terms.
Maintain accuracy in lease tracking and financial reporting.
Manage the national property portfolio including tracking lease metrics and performance.
Monitor underperforming sites and support exit or renegotiation strategies.
Stakeholder Engagement
Maintain strong relationships with franchise partners, landlords, agents, and key retail contacts.
Collaborate with internal teams across operations, development, legal, and finance.
Strategic Planning
Develop a long-term leasing roadmap aligned to Concept Eight’s strategic objectives.
Provide data-driven insights to inform location performance and expansion decisions.
Identify opportunities for footprint optimisation and cost savings.
Compliance & Risk Management
Ensure lease activity adheres to company policies and legal requirements.
Address lease disputes and work closely with legal counsel on risk mitigation
Skills and Specification
· 5–7+ years in commercial leasing or property management, preferably within QSR or retail.
· Demonstrated success in multi-site leasing and negotiations.
· Strong commercial and financial acumen.
· In-depth knowledge of Australian retail leasing legislation and market trends.
· Excellent stakeholder engagement and communication skills.
· Self-starter with the ability to juggle multiple priorities.
Personal Qualifications
· Tertiary qualification in Property, Real Estate, Business, or related field.
· Experience working in a franchise or multi-brand environment.
· Established relationships with national developers and retail landlords.
