The Role

Take full ownership of high-quality residential projects, overseeing everything from tendering and approvals to handover. You’ll manage consultants, authorities, programming, procurement, and client coordination for architect-designed homes valued from $2m to $4m+ and above. Key Responsibilities

Your role will be to own and drive all project administration, systems, and coordination, ensuring every build runs smoothly from start to finish. Key tasks include:

Cost Estimation, Quoting & Coordination: Interpret plans and specifications, prepare take-offs and detailed scopes, coordinate pricing and quotes with subcontractors and suppliers, manage pricing databases, maintain subcontractor register.

Contract Admin: Prepare and manage contracts, variations, and site instructions; track and process claims, RFIs, and notices; maintain compliance with payment legislation, monitor project programs and procurement, and coordinate site works with quality standards.

Project Monitoring & Compliance: Track project performance, quality, and costs; ensure compliance with relevant standards, regulations, and WHS documentation requirements; conduct regular reviews and audits.

Cost Control & Forecasting: Track and forecast project costs, monitor variations, assist with monthly reporting and cash flow projections, and finalise accounts at project completion.

Risk, Quality Management, Compliance & Handover: Identify and manage project risks, maintain inspection and defect records, ensure regulatory compliance, establish QA/QC and handover protocols, coordinate certification, and compile comprehensive handover documentation and lessons learned.

What We’re Looking For

At least 10 years’ experience delivering high-end, custom residential projects ($2m+) as a Project Manager or Coordinator

Strong technical knowledge of residential construction, project methodology, and WHS

Proven ability to build, refine, implement and manage business systems and digital project management tools

Exceptional organisational skills, with a track record of managing budgets, programs, and deadlines

Confident yet humble leadership and clear communication, able to manage teams and build strong client relationships

Solutions-focused mindset, proactive in identifying and resolving issues to maintain project momentum

Relevant construction qualifications (Cert IV, Diploma, or degree)
