Job Description:
As our Middle Property Manager, you’ll play a key role in managing the operational and administrative logistics for properties across Sydney. This position is central to ensuring all properties meet guest-ready standards, stay STRA-compliant, and deliver seamless onboarding and ongoing care for both homeowners and guests.
You’ll work closely with our wider operations team, property inspectors, service providers, and owners, helping us maintain operational excellence and deliver unforgettable guest experiences.
Key Responsibilities:
Oversee and manage property onboarding, documentation, and compliance, including fire safety, floor plans, inspections, and STRA requirements.
Coordinate and supervise routine maintenance, repairs, and property inspections to ensure homes remain well-presented and safe.
Act as a primary or secondary contact for guests, tenants, and owners, addressing inquiries, feedback, and maintenance requests promptly and professionally.
Manage the Host Inspector’s workload and ensure thorough, accurate property inspections and reporting.
Liaise with contractors, vendors, and service providers to organise maintenance, obtain quotes, and ensure high service standards.
Monitor cleaning quality, property readiness, and operational performance, reporting issues and driving continuous improvements.
Manage guest and tenant issue resolution, handling disputes calmly and effectively with a focus on positive outcomes.
Keep up to date with relevant legislation and industry regulations, ensuring operational processes and documentation remain compliant.
Support operational reporting, update property records and booking schedules, and assist with invoicing and creditor disbursements.
Provide training and guidance to operational staff, maintaining consistent service standards across the portfolio.
About You
Minimum of 2-3 years of experience in property management or a related field.
Strong knowledge of property management principles, leasing laws, and real estate regulations in New South Wales.
Excellent communication and interpersonal skills, with the ability to build rapport with clients, tenants, and vendors.
Excellent time management skills and being able to prioritise workload in a fast-paced environment.
Detail-oriented with strong analytical and problem-solving abilities.
Current Real Estate Certificate of Registration or Real Estate License (required).
You have a positive, can-do attitude with the ability to adapt to change.
You are flexible, adaptable, and love a good challenge.
Have a full driver's license and access to a car (essential)
