Large-Scale Land Subdivision Projects | 3 Days per Week | Remote (Australia-wide)

At Grange, we specialise in identifying and unlocking value in large-scale land subdivision opportunities. With a deep capital markets mindset and a development-first approach, we're reimagining how land is acquired, enhanced, and brought to life. Our growing pipeline spans regional and peri-urban growth corridors across Australia and we're looking for an experienced Senior Development Manager to join us part-time (3 days/week) and help lead the charge.

The Role

You'll lead project and development management for key land subdivision projects, from feasibility through to delivery. Working closely with the Managing Director and our broader team, you will coordinate consultants, drive timelines, solve planning or delivery challenges, and apply rigorous commercial thinking to ensure our projects meet investor expectations and community needs whilst having the freedom and flexibility to apply first-principles thinking to ensure our masterplanned communities are well designed, connected, timeless, and efficient.

Key Responsibilities

End-to-end project and development management of large-scale subdivision projects (300+ lots)

Lead planning processes both strategic and statutory, delivery and overall project schedules

Coordinate and manage consultants, contractors, and service providers

Monitor project performance: budgets, feasibilities, program, risk, and delivery outcomes

Prepare and review feasibility assessments, project briefs, and PCG reports

Provide input on site acquisition and early-stage development strategy

Support investor reporting, capital structuring, and financial analysis

About You

You're a seasoned development professional with a proven track record of delivering complex land subdivision projects. You're self-motivated, commercially astute, and thrive in a remote working environment that values autonomy, initiative, respect and outcomes.

You'll Bring

8–10+ years' experience in development management or related disciplines

Demonstrated success delivering subdivision projects at scale (ideally 300+ lots)

Strong grasp of planning approvals and processes [statutory and strategic], delivery programs, and financial drivers

Excellent communication and consultant management capabilities

High attention to detail and confidence in financial reporting and risk analysis

Ability to work independently and drive outcomes with minimal oversight

Proficiency with modern collaboration platforms [Slack, Monday.com etc]

Advanced proficiency in EstateMaster and Excel, with demonstrated experience in financial modelling
