Position description - Property management without the bricks in the briefcase, you receive all the Enquiries, sign over the clients and someone else does the open for inspections and manages the tenants. If that last line put a smile on your face, send through your application and resume.
This is a Simple sales position – 90% of your selling will be to warm enquiries and 10% will be massaging third party referrers such as Accountants, Real-Estate Agents, Buyers’ Agents, and Finance people.
The sale is done either over the phone or face to face; if you can get it via the phone great, if not go see them, YOUR CALL.
The key to this position is all about ethically getting the sale and keeping the client happy long term, phone or face to face, whatever that prospect requires.
Disclaimer: if you’re not closing well over the phone, meaning that you have always done well closing on the phone but now it’s just not working well, then you have to be willing to change tact and start making face to face meetings.
Do what you want as long as it works.
Company Online Marketing Lead Generation
We spend a lot more than the average company on online marketing - You receive 20 quality leads each week that filter through to you from our numerous online marketing campaigns, most of your appointments will be within the boundaries of the inner city, 60% within the Melbourne CBD (Colins St, Flinders, Etc) and 30% distributed across and in between North Melbourne to South Melbourne to Richmond and about 10% to a handful of suburbs further out. so not a lot of travel in all. Most prospects don’t close on the first visit, some take a few weeks to a few months, so you need to input every lead into the company data base and follow up using the company CRM, E.G an off the plan deal might take a little longer as they might call during a stage of the construction.
That said you are not looking for volume you are looking for quality clients – the meaning of quality are owners who value you and will stay with you long term rather than a jumpy landlord who constantly changes agents, as your trailing commissions do add up. And they roll on into the following years.
Salary Package Includes - Base salary, super, signup commissions + trailing commissions and additional perks –
Base salary - $110,000 plus super
Plus sign-up commission on every property
And trailing commission on every property signed by you on every sign up for as long as the property stays with the business. So, if you are good at keeping a client happy long term, then those trailing commissions add up as you roll into each new year.
And In addition, there are trailing commissions on all add on services that we provide to the clients as well.
The Commission Structure – How it works, and the percentages paid.
The lowest commission you earn is 2.5% of every sign up, plus a trail of 2.5% ongoing year on year.
This commission rate will be against all the company generated leads; you will end up spending about 90% of your time on those.
And
As high as 10% on any self-generated opportunities from associations that you create with Accountants, Buy off the plan Real-Estate Agents, Buyers’ Agents, and Finance people. Plus, a 10% trail ongoing for as long as the client stays with you.
Note: with the above referrer group, we help you by also giving the referrers 15% referral fees on your behalf. So, you make 10%, and the 10% trail coms and they make 15% this generates enthusiasm from their end. And your end hopefully too.
