We are seeking a Commercial Manager to lead the commercial strategy across multiple active projects. This role is ideal for a commercially savvy construction professional who understands the nuances of high-density projects and can confidently navigate complex contracts, budgets, and stakeholder relationships.

What You’ll Be Doing

Managing the full commercial lifecycle across multiple projects, from early procurement through to final claims

Overseeing cost planning, budgeting, forecasting and financial reporting to ensure project profitability

Leading contract negotiations, managing head contracts, subcontractor agreements, and supplier relationships

Providing commercial insights and risk mitigation strategies to project and leadership teams

Supporting project delivery teams with contractual advice, claims management and cost control

Liaising with consultants, subcontractors, and internal stakeholders to ensure alignment and strong financial outcomes

What We’re Looking For

Demonstrated experience as a Commercial Manager on apartment or mixed-use construction projects over $50M

Deep understanding of head contracts, procurement strategy, cost reporting, and risk analysis

Hands-on experience with AS4000, AS4902 and bespoke contract forms

Strong financial acumen with the ability to interpret reports and provide meaningful commercial advice

Excellent stakeholder engagement and negotiation skills, with a calm and methodical approach

Qualifications & Requirements

Degree-qualified in Construction Management, Quantity Surveying or a related discipline

8+ years of commercial construction experience with a clear track record of commercial leadership

Ability to manage multiple projects while maintaining focus on detail, margin, and delivery

A collaborative working style, with a genuine focus on quality and best practice
