About the role
We are seeking an experienced and dynamic Center Manager to oversee the day-to-day operations of our busy shopping centre in the heart of Sydney's CBD. As the Center Manager, you will be responsible for the overall management and strategic direction of the centre, ensuring it runs smoothly and efficiently while delivering an exceptional experience for our tenants and shoppers.
Key Responsibilities
Leadership & Team Management
· Lead a multidisciplinary team including Marketing, Facilities, Administration, and Operations.
· Set clear goals, provide mentorship, and hold regular staff meetings.
· Promote a collaborative and results-driven work environment.
Strategic & Financial Management
· Develop and execute operational and financial strategies to maximise net return.
· Prepare annual budgets, manage forecasts, and control operating expenses.
· Monitor and ensure timely rental collection, creditor payments, and cost recovery.
Leasing & Retail Management
· Maintain 100% occupancy by implementing a proactive leasing strategy.
· Manage all local leasing and assist in national leasing initiatives.
· Ensure compliance with lease agreements and Retail Shop Leases Act.
· Conduct annual lease audits and market rental reviews.
Marketing & Retail Engagement
· Oversee the Marketing Manager and ensure execution of effective campaigns.
· Analyse sales performance, trends, and occupancy costs.
· Conduct regular meetings with retailers to align marketing initiatives and support retail success.
Facilities & Risk Management
· Ensure the centre and all plant/equipment are maintained to the highest standard.
· Implement WH&S and risk management practices to minimise liability exposure.
· Oversee contractors, ensure compliance, and manage maintenance schedules.
Reporting & Communication
· Provide detailed monthly reports by the 7th of each month.
· Maintain accurate and auditable records of correspondence, leases, and retailer interactions.
· Liaise with solicitors, government bodies, and external stakeholders.
Human Resources
· Oversee onboarding, performance reviews, and staff development.
· Manage team discipline in line with company policy and obtain necessary approvals for staffing changes.
Public Relations & Community Engagement
· Build strong relationships with local businesses, chambers, and authorities.
· Represent the centre in relevant community and commercial forums.
Key Requirements & Qualifications
· Proven experience in property or centre management, ideally in retail.
· Strong leadership, financial acumen, and commercial negotiation skills.
· In-depth understanding of retail leasing, marketing, and operations.
· Sound knowledge of relevant legislation including Retail Shop Leases Act and WHS.
· Excellent communication, problem-solving, and stakeholder management capabilities.
· Degree or diploma in Property Management, Business, or related field.
· Proficiency in property management systems (e.g., YARDI or similar).
· WHS certification and training.
