Finishes Foreman – High-Rise Construction

Franklin Smith is currently working in close partnership with one of the Gold Coast’s most well-regarded builder-developers to deliver an exceptional opportunity on one of the city’s most iconic waterfront developments currently under construction.

This large-scale high-rise project is set to become a defining feature of the skyline and is backed by a well-established company with a strong financial foundation, extensive project pipeline, and a reputation for quality and consistency in delivery. With construction already well underway and site operations expanding, the business is now looking to bring on board an experienced Finishes Foreman who specialises in high-rise residential developments. You’ll be stepping into a critical role within a high-performing team, delivering the internal fit-out and finishes of a luxury waterfront tower that demands precision, efficiency, and strong leadership.

The Role: This is a site-based leadership role, responsible for the internal finishes and fit-out stages of a high-rise project, including apartments, corridors, lobbies, and amenity spaces. You’ll coordinate subcontractors, manage quality control, and ensure works are delivered to programme and to the highest standards.

You’ll be supported by a large, well-structured site team including Site Managers, Engineers, Safety Advisors, and Contract Administrators. The business places a strong emphasis on collaboration, forward planning, and proactive communication across all levels of the project team.

Key Responsibilities:

• Manage and oversee all aspects of finishes and internal fit-outs across multiple floors
  
  
• Coordinate subcontractors and suppliers to ensure timely and quality delivery of work
  
  
• Monitor progress and maintain detailed site records, reports, and defect lists
  
  
• Ensure all works are delivered in accordance with project specifications and safety standards
  
  
• Proactively identify and address issues or delays with clear, solutions-focused communication
  
  
• Maintain a clean, organised, and safe worksite at all times
  
  
• Build strong working relationships with all stakeholders, both internal and external
  
  

Skills & Experience Required:

• Minimum 3+ years in a Finishes Foreman role, specifically on high-rise residential projects
  
  
• Strong technical understanding of construction sequencing, finishes, and building codes
  
  
• Previous experience managing luxury or complex internal finishes
  
  
• Excellent leadership, organisation, and communication skills
  
  
• Ability to read and interpret detailed plans, drawings, and specifications
  
  
• Commitment to workplace health and safety and a proactive attitude on site
  
  
• Trade qualification or relevant tertiary training preferred
