Direct Collective is a serviced apartment and building management company with management rights complexes across Queensland, mostly SEQ based.

We are seeking a motivated, hands on and professional individual for this permanent full-time position as Site Building Manager. You will be looking after two complexes in Mooloolaba and Mountain Creek (100 units across both sites) with 25 short stay units in the letting pools. The role is oversighting the care taking duties of the complexes and managing day to day holiday letting arrivals and departures and ensuring quality of room cleans and complex presentation to all owners, guests and tenants.

Seabreeze Mooloolaba, and Breeze on Brightwater are the management rights complexes. This is a great opportunity for a person with the right attitude to take on a management role to continue to build this operation on strong foundations with great head office support.

Your focus will be on the day-to-day operations of the building, ensuring the building is maintained in accordance with the agreements in place with the Body Corporate. Our Centralized Guest Service team support the sites with administration such as pre-arrival calls and taking reservations etc. The Central Guest team rely on the site manager to provide the face-to-face guests experience and holiday apartment quality control.

To be considered for this role you will have experience in managing teams and be a positive and friendly personality ready to take ownership over your complexes. We will consider guest services attendants with experience looking to take the next step, provided you can demonstrate your scope to step up to this role.

Real Estate License or RLA license (if not licensed, be prepared to obtain one upon prior to commencement)

This role is a hands-on role and among other tasks, the successful applicant will manage the following duties.

Managing the short-term check ins and outs within the complex.

Be on-call for after-hours emergencies. (not every night - generally 5 nights a week, with Nite-tel appointed as first response)

Ensuring that the accommodation and the complex is clean, well maintained and attractively presented.

Manage stock and ordering

Manage check ins and check outs.

Planning housekeeping and public area cleaning rosters.

Arranging repairs and communicating with Owners and Body Corporate.

Inspecting the accommodation and building daily to ensure that health and safety regulations are met, as well as compliance items.

Recruiting and supervising teams of house keepers.

Training staff to ensure that the organization's high standards are maintained.

Liaising with head office on the performance of the building and recommendations for improvement.

Maintenance of common areas as per Caretaking, and Onsite managers responsibilities.

Other tasks as directed by management.

The successful applicant must be willing to work a rotational roster including weekends (generally every second weekend), school holidays and public holidays as required.

A travel allowance between the two sites will be paid. You must have own vehicle to travel between sites (5 kilometres apart)
