We are seeking a highly detail-oriented and experienced Building /Estate Manager to join our growing team. The ideal candidate will have proven experience managing Building Management Committees (BMCs) and Community Associations ( 3+ years), with strong capabilities in financial and budget oversight. Managing a portfolio of over 300 exclusive and luxury apartments, this role demands exceptional organisational skills, a proactive approach, and a commitment to service excellence.

Role
Oversee the day-to-day building operations and maintenance activities, ensuring all tasks are completed to Waterpoint’s high standards and in the best interests of the company.
Manage residential strata facilities, including upkeep, maintenance, and project coordination across the site.
Ensure all building compliance, certifications, and documentation are maintained and updated in accordance with legislative and safety requirements, engaging only qualified and competent contractors and trades.
Lead and manage both service contractors and in-house facility teams, ensuring efficient delivery of maintenance and service outcomes.
Build and maintain strong relationships with internal and external stakeholders, including owners, committees, and strata managing agents.
Coordinate cleaning, grounds, and maintenance services to uphold the premium presentation of the estate.
Plan, perform, and manage minor works and capital expenditure projects, including budget forecasting and reporting.
Oversee all aspects of Work Health & Safety (WHS) and security management, ensuring safe and compliant estate environments.
Prepare and manage maintenance reports, financial summaries, and operational updates for upcoming Owners Corporation, Executive Committee, and Strata Management meetings.
Proactively manage contracted and company budgets, maintaining a positive financial position through effective cost control and strategic planning.
Administer all BMC / CA and Strata Plan Facility Management functions with precision and attention to detail.
Manage and document security, police, and emergency incidents requiring Waterpoint Building Management’s involvement, ensuring accurate reporting and timely resolution.

Demonstrate proven experience in building or facility management, including direct involvement with Building Management Committees (BMCs) and Community Associations.
Have strong financial acumen with experience in budget preparation, monitoring, and reporting, working collaboratively with stakeholders to support informed decision-making.
Exhibit leadership and team management skills, with the ability to guide, motivate, and coordinate staff and contractors effectively.
