The Role

We are seeking an experienced and enthusiastic Site Manager – Residential Construction to join our growing team.
Working closely with the business owners and project team, this role is responsible for planning, coordinating, and overseeing on-site construction activities to ensure projects are delivered safely, on time, within budget, and to the highest quality standards.

Qualifications Required:

Relevant construction licenses or accreditations (e.g. Builder’s Licence, Site Safety Supervisor).

Construction safety qualifications such as First Aid/CPR.

Demonstrated experience as a Site Manager / Senior Site Supervisor on residential projects - including single-dwellings, townhouses and multi-unit developments.

Strong understanding of residential building codes, finishes, and subcontractor workflows.

Valid driver’s license, and ability to travel to sites across Brisbane (e.g. Brisbane south & west).

Additional tickets advantageous: Working at Heights, Confined Space, Traffic Control

High attention to detail, especially on finishing work, defect management, and quality control.

Proficiency with construction software for documentation and compliance.

Key Duties & Responsibilities:

Manage daily site operations to achieve program, quality, budget, and safety objectives.

Collaborate with the Construction Manager to prepare and adjust project schedules.

Conduct toolbox meetings, inductions, and safety audits; ensure compliance with the Project Safety Plan.

Supervise and coordinate subcontractors and trades; ensure contract and quality compliance.

Maintain tight quality control and ensure projects are completed to a high standard.

Monitor and verify deliveries, material quality, and correct handling on-site.

Oversee site logistics, security, and housekeeping.

Conduct inspections, manage defect rectification, and coordinate final handovers.

Maintain detailed site diaries, progress reports, photos, and other documentation.

Liaise effectively with clients, architects, consultants, and internal stakeholders.

Skills & Experience Desired:

Proven track record managing residential construction sites (apartments, townhouses, and detached houses).

At least 15 years of construction experience, including minimum 10 years in a supervisory or management role.

Strong project management skills – scheduling, budgeting, cost control, and resource allocation.

Leadership and team management – ability to supervise trades, contractors, and labourers.

Sound understanding of HSE requirements and compliance with safety legislation.

Excellent quality control and knowledge of relevant building codes and standards.

Effective problem-solving skills and ability to respond quickly to site issues.

Technical proficiency in reading and interpreting plans, drawings, and specifications.

Strong communication skills – verbal and written; ability to liaise with diverse stakeholders.

Competency in construction management software (e.g. MS Project, Buildxact, Procore, Aconex, Primavera).

Working knowledge of contract administration – managing construction contracts through to completion and handover.

Flexibility to work overtime, weekends, or public holidays as required.

Salary & Commencement:

$130,000 per annum plus superannuation, negotiable based on experience and project scope.

Immediate start preferred, with flexibility to wait up to two months for the right candidate.
