Development / Project Manager (Hybrid Role)

We are an ambitious Adelaide-based property group on a mission to deliver 10+ new homes in the next 12 months while expanding our land acquisition pipeline. We’re looking for a hands-on Development / Project Manager who can own the entire cycle — from feasibility to approvals to delivery.
This is not a desk job. You’ll be on site, in council meetings, negotiating with landowners, and reporting to directors. If you thrive under pressure and want to build a legacy, this role is for you.
Key Responsibilities
Development / Acquisition (Pipeline Building)
Identify and secure new residential development sites (infill, greenfield, subdivisions).
Conduct feasibility studies (acquisition, build costs, sales forecasts, ROI).
Manage planning and development approvals with councils and authorities.
Negotiate with landowners, agents, and JV partners.
Maintain a 2–3 year project pipeline.
Project Delivery (Execution)
Oversee delivery of 10+ new homes in next 12-18 months — on time, on budget, to spec.
Manage consultants (architects, engineers, surveyors) and builders.
Run tenders, evaluate builder quotes, and negotiate contracts.
Monitor progress: site visits, contractor meetings, WHS compliance.
Resolve delays and issues quickly, without compromising quality.
Financial & Reporting
Prepare and track budgets, forecasts, and cashflows.
Report weekly on progress, risks, and cost-to-complete.
Drive cost-saving initiatives without cutting quality.
Stakeholder Management
Liaise with Lenders, and internal director.
Maintain strong relationships with councils, community stakeholders, and contractors.
Present professional progress reports to management and partners.
Team & Culture
Mentor junior staff / coordinators as the team grows.
Drive accountability and a high-performance project culture.
Requirements
Bachelor’s degree in Property Development, Construction, Civil Engineering, or similar.
5+ years’ experience in residential development or construction project management.
Proven record delivering multiple residential projects in Adelaide or similar markets.
Strong knowledge of SA planning laws, zoning, and DA processes.
Skilled in financial modelling and feasibilities.
Excellent communication, negotiation, and stakeholder management skills.
Comfortable switching between boardroom (numbers/approvals) and construction site (execution).
High integrity, detail-oriented, thrives under pressure.
Salary & Package
Base: A$130,000 – A$180,000 (depending on experience).
Bonus: A$5k–$10k per project delivered on time/on budget.
