Project Manager – Residential Construction

At Seiiki Builders, we specialise in new builds, high-spec renovations, townhouse developments, and select commercial projects. After our first year of growth, we’re looking for a hands-on Project Manager who thrives on structure, accountability, and clear leadership.
The Role
This is not a clipboard or delegator role—you’ll own the outcome. We want someone who takes full responsibility for planning, scheduling, and delivery, ensuring jobs finish on time, on budget, and to standard. You must also be confident having tough conversations with trades and suppliers, holding people accountable while maintaining strong professional relationships.
Key responsibilities:
Issue a 5-day look-ahead program every Friday, giving trades clear instructions for the week ahead.
Ability to program and schedule a build from start to completion
Develop, manage, and update works programs weekly (Buildertrend / Microsoft Project).
Oversee claims, cash flow projections, invoices, variations, EOTs and RFIs.
Provide weekly updates to clients.
Coordinate with the Project Coordinator beside you and Foremen on site, while remaining accountable for outcomes.
Visit sites weekly for client meetings, progress checks, and quality control as needed.
Drive projects to practical completion while protecting program and budget.
About You
You’re a doer, not just a delegator. You thrive on clarity and accountability, and you’re not afraid to make tough calls when needed.
You’ll bring:
Proven experience as a Project Manager in residential construction (townhouses, new builds, and renovations ideal).
Strong scheduling and program management skills.
High-level computer literacy, including Buildertrend and Microsoft Project.
Excellent communication, leadership, and problem-solving skills.
A proactive mindset suited to a growing, grassroots company.

This role also requires strong technical knowledge of construction, including:
Proven ability to manage consultants and coordinate certified inspections by engineers and certifiers.
Solid understanding of compliance requirements for development applications and building approvals.
Ensuring quality control checks are carried out by the Foreman and reported back to you.

Salary is commence it with experience with the option for a company vehicle salary sacrifice.
