Development Manager

Swing Factory is on the lookout for a highly motivated Development Manager to join our management team and lead our next wave of golf entertainment venues across the eastern seaboard.

We're a fast-growing, Australian-owned company building a new category of experiences at the intersection of golf, hospitality, and entertainment. With a significant pipeline of assets at varying stages of development, this is a unique opportunity to join as the first appointment to our development team, helping shape the future of our build-own-operate model.

About the role
Reporting directly to the Managing Director, this Sydney-based role is hands-on and focused on the front-end of the development cycle. The role will be responsible for managing early-stage development activities across multiple projects which are at various stages of due diligence, design and approval.

You’ll work closely with the SF leadership team & Board, consultants, and external stakeholders to bring our venues from concept to ready-for-construction.

Key responsibilities

Conduct site analysis and due diligence, including working with town planners, architects, and consultants.

Manage the Development Application (DA) process, including preparation, submission, and consents.

Coordinate design documentation and obtain Construction Certificate.

Ensure designs comply with BCA and relevant codes as applicable to our facilities.

Assist with cost planning, early subcontractor pricing, and scope definition.

Support contract negotiations in the early procurement phases.

What you bring

Proven experience in front-end of the development cycle. You may be working for a developer, architect, town planning, or certifier.

Strong skills in site analysis, DA/CC/OC processes, and navigating regulatory frameworks.

Familiarity with contract management and construction coordination.

Excellent stakeholder and consultant management skills.

A self-starter with the confidence to lead, and the agility to thrive in an early-stage, fast-paced business.
