Our client is a leading property management firm committed to delivering exceptional asset management, sales, and advisory solutions for clients with commercial properties across Sydney. We are seeking a proactive and experienced Commercial Property Manager to join their team in their Inner West Office and contribute to their mission of creating living and working experiences that residents and tenants enthusiastically recommend.
The role:

• Liaising with landlords, contractors and tenants
• Conduct regular site inspections and prepare reports (ingoing, routine, outgoing)
• 80 Properties
• Raise monthly rent invoices and arrears management
• Ensuring all rent reviews are implemented in required time frames
• Month end processes (owner statements & payments)
• Bond lodgements and claims
• End of financial year outgoing reconciliations and set budgets
• Property database management
• Maintenance and repair management including obtaining quotes and arranging maintenance contracts for cleaning, gardening, security, painting, air-conditioning, fire protection, lifts etc
• Managing and coordinating large scale repairs, fit-outs, renovations and other CAPEX works
• Leasing and lease renewals
• Ensure compliance with relevant property laws and regulations

To be successful in this role the following skills and attributes are required:

• Relevant experience in a similar commercial property management role with in-depth knowledge of commercial & retail property legislation
• Excellent communication skills are a must with demonstrated ability to engage with owners, tenants, contractors and fellow team members and the ability to draft clear and concise written material
• Strong attention to detail with a methodical approach to tasks
• Excellent organisational skills and project management
• Strong time management and multi-tasking skills
• Strong computer skills - Proficiency in Property Management software and MS Suite (particularly Excel) will be required
• Current drivers’ license and own reliable vehicle
