Why This Role Exists

With South East Queensland facing an under‑supply of medium‑density housing and increasing demand for terrace‑style townhouses, the organisation is gearing up to deliver approximately 200 terrace homes annually. With rising construction costs and longer development timelines across Brisbane and the Sunshine Coast, strong hands-on leadership is essential to ensure projects stay on time, on budget, and meet high-quality expectations.

Your Key Responsibilities

Lead delivery of ~200 terrace homes per annum: plan, tender, schedule and manage construction from ground-up to handover.

Oversee multiple sites across Brisbane and Sunshine Coast: manage budgets, procurement, subcontractors, and contractors.

Ensure build quality, compliance with Queensland building codes, and implementation of safety protocols.

Engage effectively with architects, engineers, local councils, and specialist trades.

Drive schedule and cost control strategies to mitigate the impact of rising materials and labour costs.

Mentor site-based superintendent/project engineer teams to maintain consistent delivery standards.

About You – Your Experience & Skills

Proven track record managing terrace or townhouse developments, ideally delivering large volumes across inner‑ring SEQ.

Strong understanding of terrace‑specific construction challenges—shared‑wall structures, narrow frontages, multi‑storey layouts, efficient site logistics.

Ability to manage $M‑scale builds in high‑cost urban construction environments such as Brisbane.

Excellent stakeholder management: experienced collaborating with local councils, designers, and delivery teams.

Demonstrated competence in cost and schedule control—especially in the context of inflationary pressures and supply shortages.

Strong leadership, communication and problem‑solving abilities in fast‑paced delivery environments.
