What’s the opportunity?
This is a true senior role, not in title only.
We’re looking for a confident, experienced property manager to take full ownership of a 120- property residential rent roll (acquired, not built from scratch).
You’ll be supported by a business owner who gets it — and actually wants to learn from you — while you help build the foundations of a high-performance property management team.

What We Offer:
$85,000-$90000 base salary
1% bonus on new managements (from day one)
Fuel card
5 weeks leave (incl. a rotating Christmas week every 5 years)

What you’ll be doing:
Manage a residential portfolio of ~120 properties (capped at 150)
Conduct inspections, lease renewals, maintenance coordination, and arrears
Be the first point of contact for tenants and landlords
Help convert warm leads into new managements (you’ll be supported by internal marketing and referral networks)
Work closely with the owner to fine-tune processes and influence how the division evolves
What we’re looking for:
3–4 years of solid residential property management experience
QLD Real Estate Certificate (or licence – we’ll help you upgrade)
You’ve handled QCAT disputes and know how to manage a crisis
Confident, organised, and proactive — this is not a training-wheels role
A reliable car and a license (fuel card included)
