The Role: We are seeking a capable and experienced Sydney-based Senior Project Manager to join our team. This role is pivotal in ensuring the successful delivery of SDA projects from contract execution to handover. The ideal candidate will bring a mix of strong delivery capability, leadership, and a deep understanding of how design and construction decisions impact regulatory, operational, and participant outcomes.

Key Responsibilities:

Lead end-to-end delivery of SDA projects, from builder engagement and planning approval through to completion and handover.

Oversee the administration of construction contracts, monitor program and costs, manage variations, RFIs, and ensure compliance with contract terms.

Liaise closely with builders, consultants, certifiers, and assessors to ensure the timely resolution of issues and smooth project execution.

Provide guidance, mentoring, and professional development to junior construction managers. Lead by example with clarity, patience, and a collaborative mindset.

Collaborate with the Design Manager to ensure the integrity of design intent is maintained throughout construction. Evaluate the downstream impacts of value engineering or site-driven design changes.

Conduct regular national site visits during key construction milestones. Review workmanship, progress, compliance, and manage defects resolution.

Interface with internal stakeholders including Operations, to ensure developments meet both participant needs and operational requirements.

Essential Criteria:

Minimum 10 years’ experience in project management within the property development or construction sector.

Proven track record delivering residential and care-based developments (SDA, Aged Care, Retirement Living, or similar).

Demonstrated experience in contract administration, tendering, programming, and financial control.

Exceptional communication skills and the ability to work across a multi-disciplinary team.

Strong documentation review and coordination capabilities, with high attention to detail.

Willingness and capacity to travel regularly to interstate and intrastate sites.

Capable and confident in mentoring junior staff.

Deep understanding of compliance-driven design and construction processes.

Strong organisational and risk management skills.

Desirable Criteria:

Qualifications in Construction Management, Architecture, Project Management or Engineering.

Understanding of SDA Design Standards, NCC Volumes 1 & 2, AS1428.1, and state planning pathways.

Familiarity with both DA and CDC pathways in NSW and equivalent processes in VIC, QLD, SA, and TAS.

Architecturally trained professionals transitioning into PM roles are encouraged to apply.
