The Role
As a Portfolio Manager, you will be responsible for the end-to-end management of a diverse portfolio of retail and commercial assets. You’ll be the key point of contact for clients, tenants, and contractors, ensuring properties are professionally managed, compliant, and performing optimally.
Key Responsibilities
- Oversee all aspects of day-to-day property management
- Conduct inspections and manage maintenance via preferred contractors
- Monitor and action rental arrears in line with KPIs
- Manage lease events including renewals, expiries, and rent reviews
- Prepare annual budgets and track critical lease dates
- Lead client relationships and manage stakeholder communication
- Collaborate with leasing agents to reduce vacancies
- Maintain compliance, insurance, and property risk registers
- Prepare monthly reports, financial statements, and asset management proposals
- Contribute to new business development efforts with presentations and proposals
About You
You are a seasoned portfolio manager with a commercial and/or retail background and a passion for delivering results. You are proactive, professional, and a trusted client partner.
Your background includes:
- 5+ years' experience in Retail or Commercial Asset Management
- Sound knowledge of lease contracts and rent review processes
- Strong communication and relationship-building skills
- Current Certificate of Registration or Full Real Estate Licence
- Proficiency in Cirrus8, RP Data, and Microsoft Office Suite
- A valid driver’s licence and your own vehicle
- High attention to detail, initiative, and strong time management
