Petrie™ is a property development company and architecture practice with a rich history in Queensland since 1840. We predominantly work on land subdivisions but also work on a range of different types of projects and so you will be involved in all aspects of these projects as they come to life. We are based in Ashgrove with ample street parking and have projects all around South East Queensland.
We are unique in that we have in-house capabilities to provide full development services for each project (including design and sales) including for clients and our own developments and so this approach, teamed with our unique expertise, sets us apart from others.
About the Role
We are currently working on a large number of land subdivisions (approx total of 1000 lots), a large $3b urban apartment project, townhouses, childcares, industrial and bespoke houses. We have an opportunity for a Development Manager or an experienced Assistant Development Manager to join the existing team and assist primarily on our land subdivision projects. As a Development Manager, you will manage multiple projects and will work under the Development Director and have the following responsibilities:
Finance & Feasibilities
Prepare and coordinate project feasibilities, including researching inputs.
Regularly update project budgets and cashflow forecasts.
Prepare monthly finance and progress reports.
Design & Planning
Manage the DA process from preparation and lodgement through to negotiation and approval.
Manage the appointment and management of the design and consultant team, coordinate meetings and issue minutes.
Achieve key project deliverables and meeting timeframes.
Manage the design team post DA and through design development and detailed documentation.
Project Sales & Marketing
Manage the sales & marketing including marketing collateral, renders and sales display.
Manage the coordination of the off-the-plan sale contracts, including all disclosure documents.
Manage the PR/communications campaigns and social media.
Manage sales agents and sales launch activities.
On projects where we are the sales agents, assist with sales enquiries.
Manage customer relations during sale process.
Manage pre-settlement strategy, including defecting, valuations, and handovers.
Construction and Delivery
Manage the builder tender process and appointment.
Manage the construction contract administration, including site visits, progress claims, RFIs, EOTs, etc
Manage the procuring relevant building approvals and operational works.
Undertake project management tasks during construction to oversee delivery.
Business Administration and Reporting
Prepare monthly project reports.
Maintain awareness of local planning codes, the residential property market and broader residential property trends.
Undertake regular market research, including sales transaction and lead indicators.
Establish and manage internal and external stakeholder relationships
About You
This role is highly dynamic and as a growing business, we need someone to come on board who is both creative and innovative but is also very methodical, detailed and structured.
Extremely organised, highly efficient, proactive and enthusiastic to further their career in property development.
Relevant tertiary qualifications in town planning, property, construction, project management, or similar.
A town planning or construction background would be advantageous.
Demonstrated experience (minimum 4 years) working as a DM or ADM with a developer or client-side consultancy
Contract knowledge and experience with contract administration.
Demonstrated experience in feasibility modelling, building massing and master-planning.
Skills and experience with Estate Master DF & DM and MS Project are advantageous.
A car licence for site visits.
Effective communication skills when dealing with consultants, contractors and clients
Willingness to learn.
