Flexible Start/Finish: 8am-4pm or 9am-5pm
📞 On-Call Weekend Roster (shared across 4-5 team members)
About the Role
A skilled and proactive Property Manager is required for a full-time role based in Surry Hills, Sydney. Reporting to the National Property Manager and GM, Property & Development, this position plays a vital role in ensuring properties are well-maintained, compliant, and adapted to meet the needs of tenants-primarily individuals living with disability.
The role involves end-to-end management of property maintenance, stakeholder engagement, compliance, and documentation-supporting a mission-driven approach to inclusive housing.
Key Responsibilities
Property Management & Maintenance
Manage timely and high-quality property repairs and maintenance.
Maintain an accurate property database, including inspections, customisations, and repairs.
Schedule and oversee property visits with trades and service providers.
Attend quarterly stakeholder meetings to provide updates on property portfolios.
Organise and conduct annual inspections.
Project Coordination
Record all communications and updates in the CRM system.
Maintain project documentation (schedules, budgets, scopes, safety reports).
Manage onboarding and transition documentation for new tenancies.
Stakeholder Engagement
Liaise with strata managers, owners' corporations, and property managers.
Represent the organisation in property-related matters with external stakeholders.
Work closely with internal teams, tenants, and trades to deliver a high standard of service.
Financial & Asset Oversight
Evaluate and prepare proposals for cost-effective maintenance or capital works.
Manage purchase orders, variations, invoicing, and financial tracking.
Monitor project budgets and report against Capex forecasts.
Compliance & Safety
Ensure building compliance and safety measures are met and documented.
Oversee OH&S protocols and contractor certifications on-site.
Maintain up-to-date safety reports and compliance logs.
Team Collaboration & Communication
Work closely with Tenancy and Engagement teams.
Deliver regular status reports and updates to stakeholders.
Support broader team objectives through collaboration and clear communication.
What We're Looking For
Experience & Qualifications
Previous experience in property or asset management (maintenance, refurbishments, or development).
Knowledge of building compliance, safety standards, and regulations.
Experience supporting people with disability (desirable).
Strong skills in Microsoft Office; CRM systems experience is advantageous.
Budgeting and project financial management capability.
White Card certified.
NDIS Worker Screening Check (or willingness to obtain).

Additional Details
Flexible work hours: 8am-4pm or 9am-5pm.
Weekend on-call rotation (approximately every 4-5 weeks).
In-office attendance required 3 days per week (days flexible with manager).
Interstate travel may be required.
This role may cover multiple territories.
