Salary up to $120K + Super + 50% Schedule B’s + Commissions / Bonuses

This is a unique opportunity to join a high-performing team that is seeing a large volume of new business inquiries daily, with at least one proposal submitted each day from incoming inquiries alone. If you’re motivated by business development and working with high-profile clients, this role offers exceptional potential for growth.
We’re looking for an experienced Hybrid Strata BDM / Strata Manager to manage a portfolio of approximately 1,500–2,000 lots across 35 buildings (a mix of medium and small blocks). This hybrid role combines the responsibilities of Strata Manager and Business Development Manager, giving you the opportunity to manage a prestigious portfolio while capitalizing on the agency’s ongoing growth.
Key Responsibilities
- Manage a portfolio of 1,500–2,000 lots across 35 buildings, including a mix of medium and small blocks
- Build and maintain strong relationships with Owners Corporations, committees, and stakeholders
- Coordinate meetings, prepare agendas, notices, and minutes, ensuring compliance with NSW strata legislation
- Oversee maintenance and contractor management for common areas
- Manage the high volume of incoming new business inquiries, ensuring proposals are submitted regularly
- Develop and convert new business opportunities from daily proposals, expanding the agency’s portfolio
- Represent the agency at industry events, enhancing its reputation and growth
- Collaborate with senior leadership on strategy and development initiatives
What We’re Looking For
- At least 2 years’ experience in strata management
- NSW Class 1 or 2 Strata Managing Agent Licence
- Experience in business development or client relationship management is a plus
- Strong knowledge of NSW strata legislation and compliance requirements
- Proficiency with strata management software (e.g., Strata Master / SMATA is an advantage)
- A valid driver’s licence and access to a reliable vehicle
