The Role:

Are you an experienced Project Manager looking for a role with autonomy, variety, and the chance to grow alongside a business? Our client is seeking a capable and proactive Project Manager to oversee multiple projects in the building and maintenance sector. Specialising in cladding, refurbishments, and waterproofing, this role offers the perfect blend of hands-on project management and strategic oversight.

• Manage 5-7 projects at various stages, from tendering to construction
• Work on a range of small-scale projects ($250k-$750k), including owners corporation works, toilet refurbishments, and waterproofing for large apartment buildings

Responsibilities:

Pre-Construction & Estimating

• Prepare cost estimates, tenders, and budgets to set projects up for success.
• Review plans, specifications, and contracts to identify key project requirements.
• Engage and negotiate with subcontractors and suppliers to secure the best deals.
• Develop construction programs that ensure efficient project delivery.

Project Management & Site Coordination

• Oversee projects from contract award to final handover, ensuring deadlines are met.
• Coordinate trades, suppliers, and site teams to maintain smooth workflows.
• Maintain control over budgets and schedules to prevent overruns.
• Identify and resolve challenges before they become major roadblocks.
• Maintain clear, professional communication with clients and stakeholders.
• Ensure compliance with all relevant safety, quality, and building regulations.

Contracts Administration

• Manage contracts, purchase orders, and progress claims with accuracy.
• Handle variations, RFIs, and reporting to maintain transparency.
• Track costs, forecasts, and financial performance to maintain profitability.
• Maintain well-organised project documentation for smooth execution.

About You:

• 3+ years of experience in project management (residential or commercial sectors)
• Confident dealing with subcontractors and clients in a hands-on role
• Ability to work independently and manage multiple projects at once
• Comfortable using Excel, BlueBeam, and Cheops for project documentation
• Must have a car and valid driver’s licence
• Based in Melbourne’s eastern suburbs with the ability to work from the office as needed
