Site Manager– Bayview Adventure Camp
Bayview Adventure Camp is seeking a Site Manager to manage and maintain the property and facilities on its 75-acre site near Phillip Island, VIC.
Position Overview
As Site Manager, your role is to manage, maintain and oversee the property, grounds, buildings and physical assets of Bayview Adventure Camp. The position encompasses a wide range of responsibilities including maintenance, groundskeeping, project management, safety & risk compliance, customer service, and training and supervising casual staff.

Applicant Pre-Requisites
- Building and/or carpentry experience
- Horticultural, agricultural or farm management experience
- General handyman skills and knowledge
- Prior experience operating small machinery and chainsaws
- Arborist or tree management experience is desirable but not essential.
Responsibilities
Buildings
- Maintain a standard of excellence for cleaning and presentation of all buildings onsite.
– General maintenance tasks that are within your skillset and capability.
- Report any maintenance items requiring outside assistance to the Business Manager, then coordinate trade services as required.
- Project manage minor capital site improvements.
- Order and store cleaning products and hazardous chemicals in compliance with OH&S requirements.
- Ensure all fire protection systems are in good working order and compliant, including fire extinguishers, smoke alarms, fire hoses and sprinkler systems.
- Ensure all buildings meet requirements and standards of regulatory authorities such as Bass Coast Shire.
- Identify, isolate and immediately report any changes to the site’s asbestos hazards; coordinate ongoing removal of asbestos through external contractors; organise routine reports and inspections.
- Oversee the security of the site to minimize the risk of theft, burglary or vandalism.
Groundskeeping
– Maintain an excellent standard of presentation of the property.
– Undertake routine maintenance of the grounds, including mowing, slashing, spraying weeds, removal of debris.
– Identify, report and remove hazards.
– Maintain and repair fences, footpaths, roads and walking trails.
– Ensure correct signage is clearly displayed across the property including out-of-bounds and no-entry areas.
– Identify and remove branches or trees that pose a risk to people or property.
Utilities & Waste Management
– Ensure continuous supply and service of all site utilities, including gas, electricity, water, septic, internet, phone.
– Coordinate the response to any disruptions to utilities such as blackouts, water shortages or pumping out the septic tanks.
– Coordinate waste management across the site including the disposal and removal of waste.
Other Facilities & Assets
– Maintain all other site facilities in good working order, including but not limited to swimming pool, high ropes course, low ropes course, dam, archery shed, maintenance shed, hay shed.
– Ensure swimming pool is clean, clear and at the correct PH level.
– Oversee all farm animals owned by Bayview, such as Tracey’s alpacas, goats and chickens, and report any issues related to their wellbeing.
– Other tasks as assigned by the Managing Director.
Vehicles, Machinery & Tools
– Ensure all vehicles and machinery are kept in good working order.
– Organise servicing and repairs according to maintenance schedules.
– Induct and train employees, contractors and site visitors on safe and proper use of any vehicles, machinery and tools.
– Ensure vehicles, machinery & tools are stored safely to minimise risk of injury or harm to students, guests, visitors and staff.
Occupational Health & Safety
– Ultimate responsibility for all OH&S matters on the site.
– Provide and maintain a safe and harmonious work environment adhering to OH&S regulations.
– Develop policies and procedures to ensure compliance with OH&S requirements.
– Protect the safety and wellbeing of all visitors, guests and staff through thorough risk management practice.
– Induct new staff and routinely train all employees on OH&S requirements, policies and procedures to ensure the provision of a safe working environment.
– Report any OH&S issues to the Business Manager and Camp Director.
– Ensure OH&S compliance of staff, contractors, clients and participants is maintained.
Customer Service
– On-call duties as agreed with the Camp Director.
– Provision of high-quality customer service when in a client-facing role with guests and/or visitors.
– Assist the Camp Director and colleagues with any tasks as reasonably required.
Time Allotment
Full time, 5 days per week, is preferred.
Split roles and part-time employment available for the right applicant.
Ongoing employment after 6-month probation and successful performance review.
Remuneration
- Indicative base salary range AU$65,000 – 85,000, negotiable based on experience and qualifications.
- 12% superannuation.
- Four weeks annual leave.
- Time in lieu and flexible working arrangements.
Location
Grantville, VIC.
Private onsite housing can be provided as part of the salary package.
Start Date
From March 2025.
