Our client is a locally owned, boutique real estate agency in Darwin with a strong reputation for quality service, genuine relationships and doing things the right way. As the business continues to grow, they are looking for an experienced Senior Property Manager to join their close-knit team and take ownership of a well-maintained residential portfolio.
This is an ideal opportunity for an established property professional who enjoys managing a portfolio but is also ready to contribute more broadly through team leadership, systems improvement and business growth.

The opportunity
Working within a small and supportive team, you will manage the end-to-end residential property management cycle while helping strengthen the systems, service standards and capability of the broader property management function.
You’ll have the autonomy to make decisions, build strong relationships with clients and tenants, and play an important role in the continued growth of the agency.

What you’ll do

• Manage a residential property portfolio from end to end, including ingoings, outgoings, routine inspections, lease renewals and maintenance coordination.
• Build and maintain strong relationships with property owners, tenants and trusted local contractors.
• Conduct open homes, assess applications and make considered tenant recommendations.
• Ensure property records, documentation and processes remain accurate, efficient and compliant.
• Support, mentor and provide guidance to junior team members.
• Identify opportunities to improve systems, processes and service delivery.
• Contribute to business development and portfolio growth opportunities.
• Work collaboratively with the broader team to deliver a consistently high standard of client service.

What you’ll bring
To be successful in this role, you will ideally have:

• A minimum of three years’ experience in residential property management.
• Current registration/licensing as an Agent’s Representative or Agent’s Licence.
• A current driver’s licence
• Strong knowledge of residential property management processes and compliance requirements.
• Excellent organisation, communication and relationship management skills.
• A proactive, solutions-focused approach and the ability to confidently manage competing priorities.
• Strong professional judgement and the ability to work autonomously as part of a small team.

Experience in implementing systems, training or mentoring junior staff, and business development will be highly regarded.
