Location: Ubi Rd

Working Days/Timings: Monday to Friday 8:30am to 5:30pm, Saturday 8:30am to 1:30pm

Responsibilities:

1. Project Leadership & Delivery

Lead and manage construction projects from pre-construction through to final completion and handover.

Develop project execution plans, construction strategies, programmes and key milestones.

Monitor project progress against approved schedules and deliverables.

Ensure projects are completed safely, on time, within budget and to the required quality standards.

Coordinate internal teams, consultants, subcontractors, suppliers and other stakeholders to achieve project objectives.

Provide regular project progress and performance updates to management.

Drive timely resolution of project issues and ensure effective follow-through on agreed actions.

2. Quality Assurance & Luxury Finishing Control

Establish and implement project-specific quality plans, inspection procedures and quality benchmarks.

Conduct pre-construction reviews and constructability assessments.

Review shop drawings, material submissions, samples and mock-ups prior to commencement of works.

Establish hold-point and inspection requirements for critical works.

Ensure compliance with project specifications.

Proactively identify and prevent defects before works are executed.

Lead pre-handover inspections, defect rectification and final quality reviews.

Particular attention shall be given to:

Architectural detailing and workmanship

Stone and tile installation

Timber works

Metal works

Waterproofing systems

Painting and finishing works

Joinery and carpentry

M&E visible finishes

Landscape and external works

3. Risk Identification & Management

Proactively identify design, construction, coordination and programme risks.

Maintain and regularly update project risk registers.

Develop and implement mitigation measures before risks impact project delivery.

Review design documentation and identify buildability, sequencing and coordination concerns.

Monitor emerging risks throughout the project lifecycle.

Escalate critical risks and recommend appropriate corrective actions to management.

4. Client & Consultant Management

Act as the primary project representative for clients and homeowners.

Attend and lead client, consultant, contractor and authority meetings where required.

Manage client expectations, communications and project deliverables.

Maintain clear, professional and timely communication with all stakeholders.

Resolve project disputes and issues professionally and constructively.

Build and maintain strong working relationships with:

Architects

Interior Designers

Engineers

Quantity Surveyors

Homeowners

Government Authorities

Consultants and specialist contractors

Maintain a high level of client satisfaction throughout project delivery.

5. Construction & Site Management

Oversee and supervise site execution activities.

Monitor workmanship, productivity and compliance with approved construction requirements.

Coordinate structural, architectural, M&E, landscape and interior works.

Ensure works are carried out in accordance with approved drawings, specifications and method statements.

Review construction methodologies, method statements and sequencing.

Coordinate interfaces between trades and disciplines to minimise clashes and delays.

Manage subcontractor performance and ensure timely completion of works.

Conduct regular site inspections and follow up on outstanding issues.

6. Commercial & Contract Administration

Monitor project budgets, costs and overall commercial performance.

Identify potential cost overruns and implement corrective measures.

Review subcontractor quotations, recommendations and commercial proposals.

Evaluate, negotiate and manage variation orders (VOs).

Monitor project profitability and commercial risks.

Support procurement, subcontractor selection and contract awards.

Protect the company’s commercial interests throughout the project lifecycle.

Candidates must be familiar with:

SIA Building Contracts

Subcontract administration

Variation Order (VO) management

Progress claims

Payment certification

Delay analysis

Extension of Time (EOT) submissions and claims

7. Procurement & Resource Planning

Develop and maintain project procurement schedules.

Identify long-lead items, critical materials and potential procurement risks.

Review material specifications and proposed alternatives where required.

Coordinate procurement activities with project programmes and construction requirements.

Monitor supplier and subcontractor lead times.

Ensure timely delivery of materials, equipment and resources to site.

8. Authority Submissions & Regulatory Compliance

Manage and coordinate project documentation and submissions, including:

Shop drawing submissions

Material submissions

Method statement submissions

Testing and commissioning documentation

Inspection requests

Relevant statutory and regulatory submissions

Facilitate and coordinate:

Temporary Occupation Permit (TOP) application

Certificate of Statutory Completion (CSC) application

Final authority clearances

Testing and commissioning

Handover and close-out documentation

9. Team Leadership & Development

Lead and manage project engineers, site supervisors and project teams.

Mentor and develop junior engineers and project staff.

Establish clear responsibilities, accountability and performance standards.

Conduct regular project reviews, performance discussions and coaching sessions.

Promote a culture of quality, ownership, accountability and continuous improvement.

Build a collaborative and high-performing project team.

10. Digital Project Management

Utilise project management systems and digital tools to improve project efficiency, visibility and performance, including:

Lark / Feishu

BIM platforms

Project scheduling software

Digital QA/QC systems

Progress reporting dashboards

Cost tracking systems

Support and contribute to the company’s digital transformation initiatives.

Requirements:

Bachelor’s Degree in Civil Engineering, Building, Construction Management or a related discipline.

Minimum 5 years of Singapore construction experience.

Minimum 3 completed landed residential projects, covering the full project lifecycle from foundation works through to TOP/CSC.

Proven experience managing projects with a value of SGD 3 million and above.

Demonstrated track record in delivering luxury, high-end or bespoke residential projects.
