About the role:
Walgett Shire Council is looking for an experienced property professional to join our Property Services team as Property Officer (Residential Property Management).
This is not your usual property management role.
There is no traditional private rent roll, no need to win landlords and no sales environment. Instead, you will manage a portfolio made up largely of residential properties owned by, or managed on behalf of, NSW Government agencies, together with Council owned residential properties.
Many of these properties provide accommodation for the people our communities rely on, including police officers, teachers, Council employees and other essential service workers.
You will use the residential property management skills you already have, but in a very different environment.
Reporting to the Property Coordinator, you will have day-to-day responsibility for your portfolio, including:
- Coordinating incoming and outgoing occupants, agreements, condition reports and keys.
- Undertaking ingoing, routine and outgoing property inspections.
- Monitoring property condition and identifying maintenance, repair and asset issues.
- Arranging maintenance through Council staff, contractors and tradespeople.
- Obtaining quotations, coordinating access and following works through to completion.
- Preparing vacant properties for incoming occupants.
- Maintaining accurate information on occupied, vacant and unavailable properties.
- Liaising directly with occupants, NSW Government agencies, contractors and other property owners.
- Maintaining property, occupancy, inspection and maintenance records.
- Monitoring property related expenditure and assisting with invoices and financial administration.
- Providing information and reports to NSW Government agencies and other property owners.
You will be trusted to manage the everyday operation of your portfolio and follow matters through to completion, with the Property Coordinator available to support you with significant, complex or unusual issues.
The role also forms part of Council's wider Property Services team. While residential property management will be your primary focus, you will also have the opportunity to assist with Council's broader property portfolio, including commercial and community properties, leases, licences, inspections, acquisitions, disposals and other property matters.
For someone coming from a traditional real estate environment, this is an opportunity to keep using your residential property management skills while broadening your experience across commercial property, leasing, licences, acquisitions, disposals and other areas of public sector property management.
About you:
We are looking for someone who understands residential property management and takes pride in keeping a portfolio organised, properties well maintained and matters followed through.
You might currently be working as a Property Manager, Assistant Property Manager, Property Officer, Facilities Officer or in a similar role and be looking for an opportunity to use that experience in a different setting.
You will ideally bring:
- Experience in residential property management, real estate, facilities management, property administration or a related field.
- The ability to independently manage a portfolio of residential properties.
- Experience undertaking inspections and identifying maintenance and property condition issues.
- Experience coordinating repairs, contractors and tradespeople.
- Strong organisational skills and the ability to keep on top of multiple properties, deadlines and competing priorities.
- Good judgement and the confidence to resolve routine matters independently while recognising when something needs to be escalated.
- Strong communication skills and the ability to work professionally with occupants, contractors, government agencies and other stakeholders.
- High attention to detail and good record keeping skills.
- The ability to work independently while also contributing to a broader Property Services team.
- Confidence using Microsoft Office and contemporary property, records or asset management systems.
A Certificate IV or higher qualification in Real Estate Practice, Property Services, Property Management or a related field is required (or equivlent property industr experience), together with a current Class C driver licence.
A Diploma level qualification or higher in property services, real estate, business administration, local government or a related discipline would be highly regarded, as would a current NSW real estate licence, certificate of registration or other relevant industry accreditation.
Experience managing properties for government agencies, institutional property owners or other third parties would also be advantageous, but is not essential.

A market premium may be considered for a candidate with substantial experience managing residential property portfolios, particularly government, institutional or employee accommodation portfolios, who can bring strong systems, sound judgement and the ability to independently manage a diverse portfolio.
