THE ROLE:
We are looking for an experienced and driven Project Manager to join our in-house construction team.
Reporting to the Construction Manager and working closely with the Director - Construction & Development, you will be responsible for the management and delivery of a multi-residential apartment project in Melbourne’s Bayside area.
This is a hands-on role spanning the full construction lifecycle, from estimating, tendering and procurement through to project delivery, cost control, subcontractor management and handover.
The position will be split between our Head Office on Collins Street in Melbourne CBD and the project site in Bayside.
DUTIES:
Estimating & Tender
Perform quantity take-offs and scope breakdowns.
Source and compare supplier/subcontractor quotes.
Prepare tender submission documents and compliance schedules.
Manage the value management process in conjunction with Design team.
Manage the transition from tender award to construction start, including budget breakdowns and subcontractor negotiations.
Procurement & Subcontract Management
Manage tender packages for subcontractors and suppliers.
Manage detailed scopes of work for suppliers and subcontractors.
Evaluate quotations and prepare comparative analysis reports.
Manage the preparation and issuing subcontractor engagement and contract documents.
Manage the monitoring and tracking subcontractor insurances, licenses, and compliance documentation.
Contracts Administration
Manage and oversee the administration of subcontracts and purchase orders.
Manage the review and processing subcontractor claims and variations.
Ensure compliance with Security of Payments Act 2025.
Cost & Financial Control
Prepare and manage the project budget.
Maintain project cost tracking tools and budgets.
Manage the cost-to-complete forecasts and prepare monthly financial report.
Manage the preparation of project claims.
Manage the tracking of progress claims from subcontractors.
Project Management
Manage the development of the Project Management Plan.
Manage the development of the Construction Management Plan.
Manage the construction delivery programme.
Ensure the projects are completed on time, to budget and to the expected level of quality.
Project Documentation & Control
Manage all contracts, correspondence, RFIs, and variations and ensure they are filed appropriately.
Manage the updates for document control registers (drawings, specs, shop drawings, etc.).
Manage RFIs, shop drawings, and approvals.
Site Support & Coordination
Work on-site as needed to support the site and project teams.
Manage the scheduling of subcontractors and suppliers in conjunction with the site manager and project team.
Manage defect lists, quality inspections, and preparation for critical milestones.
Compliance & Quality Assurance
Ensure subcontractor & Supplier documentation required for compliance (e.g. SWMS, insurances, QA plans, Safety management plans) is collected and filed.
General Administration
Prepare & manage correspondence with consultants, and subcontractors.
Manage applications for Building permits, asset protection permits, Council permits, Authority permits, Occupancy Permit, etc.
Manage the preparation of monthly PCG meeting minutes
Manage the preparation of manuals and handover documentation.
EXPERIENCE:
We are looking for someone with 3–5 years' experience as a Project Manager, ideally with demonstrated experience delivering multi-residential apartment developments of a similar scale, including basement construction and buildings of approximately 5–7 storeys.
Experience managing projects across tendering, procurement, contracts administration, cost control and construction delivery is essential.

Most importantly, we are looking for someone who is commercially minded, accountable and takes genuine ownership of their projects from commencement through to completion.
DETAILS:
Location: Split between Hallmarc Head Office, Collins Street, Melbourne CBD and project site in Bayside.
Reporting Structure: Project Manager → Construction Manager → Director
Start Date: September 2026
