About the role
Reporting to the CEO/Managing Director, you will take ownership of the post-acquisition lifecycle of Unikorn's assets. You will establish the asset and property management operating model, implement portfolio-wide systems and reporting, lead asset business plans, oversee property operations and drive income, tenant and value-creation outcomes. This role involves building Unikorn's asset and property management operating platform, creating infrastructure, systems, team and operating discipline required to manage and optimise a growing commercial property portfolio.
Key responsibilities
Build Unikorn's asset and property management operating platform, policies, procedures, reporting cadence and governance framework
Create standard asset business plans, portfolio dashboards, budgets, forecasts and performance reporting
Implement lease administration and critical-date controls covering rent reviews, options, expiries, arrears and vacancies
Drive asset-level NOI, income growth, occupancy, tenant retention, operating expenditure and value-add initiatives
Develop proactive 12-, 24- and 36-month leasing and tenant strategies
Oversee property management fundamentals including rent collection, outgoings, compliance, insurance, maintenance, facilities, contractors and tenant matters
Establish capex planning, approval, monitoring and project handover processes
Lead, recruit, mentor and develop future Asset Managers, Property Managers and support staff
Manage and challenge external property managers, leasing agents, facilities providers and other advisers where used
Work with Acquisitions and Due Diligence before purchase to review leases, income, recoverability, capex, tenant risks, market rent assumptions and asset-management opportunities
About you
5+ years' relevant commercial property experience, ideally spanning asset management and property management
Strong experience across commercial assets such as retail, industrial and/or office property
Demonstrable track record improving asset income, leasing outcomes, operations and/or value
Experience building, transforming or materially improving asset/property management systems and processes
Strong financial acumen including budgets, NOI, capex, forecasts, valuations and asset-level performance analysis
Commercial tenant-management capability
Proven people leadership and the ability to build a high-performing function
Strong stakeholder management across tenants, agents, contractors, advisers and senior management
Relevant property qualifications and any licences required for the scope of the role are highly regarded
