About the role

HQ Manager role overseeing a team of site staff to ensure client KPIs and operational work requirements are consistently met. You will serve as subject matter expert on BMSMA and the legalities of estate management, ensuring full statutory compliance across the portfolio.

Key responsibilities

Oversee a team of site staff to ensure client KPIs and operational work requirements are consistently met

Serve as the subject matter expert on BMSMA and the legalities of estate management, ensuring full statutory compliance across the portfolio

Prepare and conduct estate meetings, including monthly Council Meetings and Annual General Meetings (AGMs)

Handle political clients and manage contentious issues independently with diplomacy and sound judgment

Lead major estate projects from inception to completion, including Repair & Redecoration (R&R) and Lift Modernization

Drive the pitching and tendering of projects to secure new management contracts

Act as subject matter expert for Legal Defects Proceedings, managing defects liability matters with developers and legal teams

Oversee recruitment efforts to ensure site teams are staffed with qualified personnel

About you

Minimum 5 years of experience in estate management, strata management, or facilities management, with at least 3 years in a managerial or supervisory role

Strong, demonstrable knowledge of BMSMA and hands-on experience managing legal defect proceedings

Proven ability to manage political stakeholders and resolve contentious issues independently

First-hand experience leading major estate projects such as R&R and Lift Modernization

Experience in tendering, pitching, and business development

Degree in Real Estate, Building, Facilities Management, Law, or a related discipline

Licensed Estate Agent or Registered Managing Agent certification is strongly preferred
