Job Summary

The Project Manager (ACMV) is responsible for the overall planning, management, coordination, execution, and successful completion of ACMV (Air-Conditioning & Mechanical Ventilation) projects. The role involves managing project timelines, costs, quality, safety, manpower, subcontractors, consultants, suppliers, and clients to ensure projects are delivered in accordance with contractual requirements and company standards.

The Project Manager will lead the project team from pre-construction through installation, testing and commissioning, authority inspections, handover, and project close-out.

Key Responsibilities

1. Project Management

Plan, manage, and execute ACMV projects from commencement to completion.

Develop project schedules, work programmes, manpower plans, and procurement schedules.

Monitor project progress against approved timelines, budgets, and milestones.

Ensure projects are delivered according to contractual specifications, drawings, standards, and client requirements.

Identify project risks, delays, technical issues, and potential variations, and implement appropriate mitigation measures.

Coordinate all project activities to ensure smooth and timely execution.

2. Technical & Design Coordination

Review ACMV drawings, specifications, design calculations, and technical submissions.

Coordinate with consultants, architects, main contractors, specialist subcontractors, and other M&E trades.

Ensure shop drawings, material submissions, method statements, and technical documents are prepared and submitted on time.

Resolve technical and design coordination issues during construction.

Ensure ACMV systems are installed in accordance with approved drawings and relevant codes and standards.

3. Site & Construction Management

Oversee daily ACMV installation and construction activities.

Coordinate site activities with project teams and other trades to avoid clashes and delays.

Ensure adequate manpower, materials, equipment, and subcontractor resources are available.

Monitor workmanship and ensure installation meets required quality standards.

Conduct regular site inspections and progress meetings.

Ensure testing, commissioning, balancing, and performance verification are properly planned and completed.

4. Project Cost & Commercial Management

Monitor project costs, budgets, and expenditure.

Review subcontractor quotations, progress claims, variation orders, and payment applications.

Identify and manage variation works and ensure proper documentation and approval.

Monitor procurement and material costs to maintain project profitability.

Work closely with the commercial/quantity surveying team on contractual and financial matters.

5. Client & Stakeholder Management

Act as the primary project contact for clients, consultants, main contractors, and relevant stakeholders.

Attend project meetings and provide regular progress updates.

Maintain effective working relationships with clients and project stakeholders.

Address project concerns, complaints, and technical matters professionally and promptly.

Negotiate and resolve project issues where required.

6. Quality, Safety & Compliance

Ensure all ACMV works comply with approved specifications, drawings, statutory requirements, and relevant Singapore standards.

Implement and maintain quality control procedures throughout the project.

Coordinate inspections, testing, commissioning, and defect rectification.

Ensure all works comply with company Workplace Safety and Health (WSH) requirements.

Promote safe working practices and ensure project personnel and subcontractors comply with safety procedures.

7. Testing, Commissioning & Handover

Plan and coordinate testing and commissioning activities for ACMV systems.

Ensure systems are properly tested, balanced, commissioned, and demonstrated to clients/consultants.

Coordinate statutory and authority inspections where applicable.

Ensure all defects and outstanding works are rectified promptly.

Prepare and complete operation and maintenance manuals, as-built drawings, test reports, warranties, and other handover documentation.

Ensure successful project completion and handover to the client.

Requirements

Diploma or Degree in Mechanical Engineering, Building Services Engineering, or a related discipline.

Minimum 5–8 years of relevant experience in ACMV/HVAC project management, preferably with experience managing commercial, industrial, residential, data centre, or institutional projects.

Strong knowledge of ACMV/HVAC systems, installation methods, testing and commissioning.

Good understanding of project planning, construction coordination, cost control, and contract administration.

Experience managing subcontractors, suppliers, consultants, and site teams.

Good knowledge of Singapore building, safety, and statutory requirements.

Strong leadership, communication, coordination, and problem-solving skills.

Able to read and interpret engineering drawings, specifications, and technical documents.

Proficient in Microsoft Office and relevant project management/construction software.

Able to work independently and manage multiple project priorities.

Preferred Qualifications

Degree in Mechanical Engineering or equivalent.

Relevant professional or technical certifications.

Experience with large-scale ACMV/HVAC projects.

Experience in BIM/Revit/M&E coordination will be an advantage.

Experience with Green Mark or energy-efficient ACMV systems will be an advantage.

Experience with data centre, cleanroom, industrial, or high-specification ACMV projects will be an advantage.
