We are partnering with a national property fund to appoint a high‑calibre National Asset & Acquisition Manager – Commercial/Industrial, based in Adelaide.

This is a strategic, analytically driven role with a primary focus on optimising asset performance, portfolio management, and long‑term value creation, while also supporting targeted property acquisitions across Australia.

This opportunity will suit candidates from valuations, asset management, acquisitions, or funds management backgrounds who thrive on detailed financial modelling, forecasting, and investment analysis.

The Opportunity

Reporting into senior leadership and working within a structured Investment Committee framework, you will play a key role in driving asset performance, supporting strategic planning, and contributing to selective acquisition opportunities across a national portfolio.

You will be responsible for building robust financial models, stress‑testing assumptions, and ensuring all investment decisions - asset or acquisition - align with fund strategy and return targets.

Key Responsibilities

Asset & Investment Management

  • Implement approved strategic asset plans
  • Monitor asset performance against underwriting and forecasts
  • Identify and escalate risks or performance variances
  • Drive initiatives that enhance income, value, and tenant outcomes

Leasing & Income Optimisation

  • Support leasing strategies aligned with investment objectives
  • Monitor leasing outcomes and escalate material deviations

Capital & Portfolio Management

  • Review and support capital works business cases
  • Monitor outcomes of approved projects
  • Assist with portfolio‑level strategy and capital deployment

Acquisitions & Due Diligence (Supporting Function)

  • Contribute to sourcing and assessing commercial & industrial investment opportunities
  • Support underwriting, feasibility analysis, and financial modelling
  • Assist with due diligence and transaction execution as required

Investment Committee & Governance

  • Prepare detailed Investment Committee (IC) papers and recommendations
  • Maintain a clear audit trail of assumptions, risks, and approvals
  • Track and manage post‑approval conditions

Financial Analysis & Reporting

  • Develop and maintain complex financial models
  • Prepare budgets, forecasts, and scenario analysis
  • Track performance and provide variance analysis

Stakeholder Management

  • Build and maintain relationships with national agents, tenants, and advisors
  • Ensure consistent governance and reporting standards across the portfolio

About You

You are commercially astute, highly analytical, and confident operating in a governance‑driven investment environment.
Key requirements include:

  • Experience in commercial property asset management, valuations, or acquisitions
  • Strong financial modelling, analytics, and forecasting capability
  • Experience preparing Investment and Board papers
  • Tertiary qualification in property, finance, economics, valuations, or related discipline
  • Strong understanding of property, leasing, and construction fundamentals
  • Excellent communication and stakeholder engagement skills
  • High attention to detail with strong organisational capability
  • Proven ability to manage multiple priorities and deadlines
  • Current WA driver’s licence
