The Opportunity
A well-established Sydney commercial real estate agency is looking for an experienced Commercial Property Manager to join their team. This is a hands-on portfolio management role covering commercial, industrial and retail assets across Sydney. You will be responsible for the day-to-day management of a portfolio of commercial properties, maintaining strong client relationships and ensuring each asset performs to its full potential.

Key Responsibilities
Portfolio Management

• Manage a portfolio of commercial, industrial and retail properties on behalf of landlord clients
• Maintain accurate tenancy schedules, lease abstracts and key dates across the portfolio
• Conduct regular property inspections and prepare condition and maintenance reports
• Ensure all properties comply with relevant legislation, safety requirements and building codes
• Coordinate capital works, refurbishments and make-good obligations

Lease Administration

• Administer leases in accordance with lease terms including rent reviews, options and outgoings reconciliations
• Prepare and issue rent review notices, lease renewal correspondence and lease documentation
• Manage outgoings budgets, reconciliations and recoveries in accordance with lease obligations
• Liaise with solicitors, valuers and other external advisors as required

Financial Management

• Manage arrears and rent collection across the portfolio
• Prepare monthly owner financial statements, income and expenditure reports and budget variances
• Manage creditor payments, maintenance invoices and outgoings recoveries
• Prepare annual outgoings budgets and reconciliations for each property

Client and Tenant Relations

• Build and maintain strong relationships with landlords, providing regular portfolio updates and strategic advice
• Act as the primary point of contact for tenants, managing enquiries, maintenance requests and lease matters
• Resolve disputes and manage escalations professionally and in accordance with legislative requirements
• Support leasing activity by coordinating inspections, providing market feedback and liaising with the leasing team

About You

• Minimum 2 years of commercial property management experience
• Strong understanding of commercial leases, outgoings recoveries and rent review mechanisms
• Experience with lease administration software such as MRI, Re-Leased, Palace or similar
• Solid understanding of commercial tenancy legislation and compliance requirements in NSW
• Excellent written and verbal communication skills with the ability to manage multiple stakeholders
• High attention to detail and strong organisational skills
• Ability to work autonomously and manage competing priorities in a fast-paced environment
• NSW Real Estate Licence (Class 1 or Class 2) held or in progress
