Head of Department – Property Management | Inner North | Up to $120K

An exciting opportunity has become available for an experienced Property Management leader to take ownership of an established department within a growing and well-supported real estate business.

This is a genuine Head of Department role, ideal for someone passionate about leading people, driving operational excellence, and building a high-performing culture. While maintaining a manageable personal portfolio, you will oversee the wider department, mentor your team, and work closely with leadership to shape the future growth of the business.

What You'll Be Doing:
• Leading the day-to-day operations of the Property Management department
• Managing a personal portfolio of approximately 120 residential properties
• Overseeing a department responsible for approximately 600 properties
• Mentoring, coaching, and developing a team of Property Managers
• Driving operational efficiency, systems, and best practices
• Monitoring team performance and providing ongoing support and guidance
• Working closely with leadership to implement growth strategies
• Building and maintaining strong relationships with landlords, tenants, and stakeholders
• Ensuring legislative compliance and high service standards across the department
• Participating in a rotating Saturday roster (1 in 4)

What We're Looking For:
• Previous experience leading a Property Management team or department
• Strong leadership and mentoring capabilities
• Proven experience managing residential property portfolios
• Excellent communication and relationship-building skills
• Organised, proactive, and solutions-focused approach
• Passion for developing people and creating a positive team culture
• Strong understanding of Victorian residential tenancy legislation
• Current Agent's Representative Certificate or Real Estate Licence
