Use your trade experience differently

Core4 is looking for an experienced tradesperson or building professional to join our team as a Commercial Building Auditor / Inspector.

This is not a residential or pre-purchase building inspection role.

Your job will be to inspect commercial properties, find problems, investigate possible causes and clearly document what you find.

You'll work across a range of properties including hotels, taverns, retail sites and large-format warehouses throughout Australia.

If you've spent years working on buildings and have developed a good eye for what is right, what isn't and why, this could be a great next step.

What you'll be doing

You'll undertake detailed condition inspections and audits of commercial properties.

Your responsibilities will include:

Inspecting buildings and identifying defects, deterioration, and maintenance issues

Investigating problems and determining their likely cause

Assessing building elements from a practical construction and maintenance perspective

Taking detailed photographs and documenting your findings

Completing structured building condition reports

Identifying items that may require further investigation or specialist advice

Communicating with site managers, clients and other stakeholders

Managing inspection schedules and reporting deadlines

Travelling interstate to inspect properties across our clients' portfolios

We'll provide training, inspection processes and reporting templates.

We're not expecting you to know our reporting system on day one. We're more interested in someone who understands buildings, knows how to investigate problems and has the right attitude.

Who we're looking for

We're looking for someone with a strong practical background in construction, building maintenance or the trades.

Experienced tradespeople are encouraged to apply. Carpenters will be highly regarded, although a carpentry background isn't essential.

You'll need:

Strong practical knowledge of buildings and construction

Excellent attention to detail

The ability to identify and diagnose building problems

A practical, solutions-focused mindset

Good written and verbal communication skills

Strong organisation and time management

Confidence communicating with clients and site stakeholders

Intermediate computer skills

The ability to work independently

Willingness and flexibility to travel interstate

Previous experience in building inspections, auditing or condition reporting would be an advantage, but isn't essential for someone with the right technical background.

This isn't a normal building inspection job

We're not looking for someone to complete standard pre-purchase inspections or simply work through a checklist.

We want someone who is naturally curious about buildings.

When you see water damage, cracking, deterioration or something that doesn't look right, we want you to ask:

What's happening here? What's likely causing it? How serious is it? What should happen next?

You'll then turn those observations into clear, practical reports that help our clients understand the condition of their properties and make informed decisions about maintenance and repairs.

Travel and work pattern

Interstate travel is an important part of this position. There will be periods where you'll travel and complete a concentrated program of building inspections.

The upside is a very different work pattern from a standard full-time construction role.

Our inspection program generally includes significant periods throughout the year where you won't be required to work while continuing to receive your normal salary.

Based on our current program, this can amount to around three months away from work across the year.

The exact amount and timing will depend on workload and client requirements, and there may be occasions when you're required to work during these periods. Where possible, this will be planned with plenty of notice.

For someone comfortable with travel, the role provides an unusual combination of interesting work, a strong salary and substantial time away from work throughout the year.
