A BMS (Building Management System) Project Engineer is generally responsible for managing the BMS project from design and coordination through installation, testing, commissioning, and handover.

Main responsibilities:

Project Planning & Coordination

Plan and coordinate BMS installation works according to project requirements.

Coordinate with consultants, main contractors, M&E teams, suppliers, and subcontractors.

Attend site meetings and technical coordination meetings.

Monitor project progress and ensure works meet the required schedule.

BMS Design & Engineering

Review BMS drawings, specifications, control schematics, and points lists.

Prepare or review control diagrams, wiring diagrams, I/O schedules, and network architecture.

Coordinate BMS requirements with HVAC, electrical, mechanical, and other services.

Review equipment interfaces and communication protocols such as BACnet and Modbus.

Site Installation

Supervise installation of BMS controllers, sensors, actuators, control panels, field devices, and communication cabling.

Ensure installation is carried out according to approved drawings and specifications.

Check cable routing, termination, labelling, and panel wiring.

Coordinate with site teams to resolve installation issues.

Testing & Commissioning

Carry out point-to-point testing and functional testing.

Test sensors, actuators, controllers, alarms, and equipment interfaces.

Perform BMS graphics and software testing.

Support integrated testing with HVAC and other M&E systems.

Troubleshoot communication, control, and programming issues.

Programming & Integration

Configure and modify BMS controllers and software.

Develop control logic according to approved sequences of operation.

Integrate HVAC equipment and third-party systems into the BMS.

Ensure alarms, trends, schedules, setpoints, and monitoring functions operate correctly.

Documentation & Handover

Prepare testing and commissioning reports.

Update as-built drawings, I/O schedules, point lists, and BMS documentation.

Prepare operation and maintenance documentation.

Conduct client training and support final handover.

Project & Commercial Support

Monitor material requirements and coordinate with suppliers.

Check quantities and technical compliance of BMS materials.

Assist with variation works, quotations, and progress claims where required.
