Completions Manager – Class 2/3 Multi-Residential | Premium Accommodation Developer
Join a high-performing, design-led development team delivering some of Australia’s most thoughtfully executed student accommodation and multi-residential projects. We're looking for a technically capable Completions Manager to take the lead in managing project close-out, defect resolution, and commissioning across a portfolio of innovative assets.
This role is perfect for a client-side Project Manager, Construction Manager, or Site Manager ready to step into a key transitional role between construction and operations — someone who thrives on the detail and knows how to bring a building to life, the right way.
Your Role:
In this role, you will oversee the final months before and after Practical Completion, ensuring all elements of the build meet the highest standards of quality, compliance, and operational readiness. You’ll also contribute to improving future developments through structured design feedback and lessons learned.
Key Responsibilities:
• Lead defect inspections and drive resolution pre- and post-PC
• Coordinate commissioning and testing (e.g. stair pressurisation, essential services, waterproofing)
• Undertake pre-sheeting inspections to assess future access/maintenance compliance
• Manage consultant and contractor inputs through ITPs, as-builts, and O&M documentation
• Review commissioning reports and ensure handover aligns with operational requirements
• Collaborate with the development and design teams to feed into future design reviews
• Ensure warranty, compliance, and statutory documentation aligns with contract scope
• Maintain excellent records and WHS compliance across all activity
What We’re Looking For:
• Proven experience in project or construction management, ideally on the client-side
• Strong building service understanding (Mech, Elec, HVAC, Fire etc)
• Strong background in Class 2 or 3 builds (multi-res, student accommodation, or hotels)
• Solid knowledge of commissioning processes and final building sign-off requirements
• Ability to read, interpret, and critique drawings and manage consultants and trades
• Deep understanding of defect management, services access requirements, and quality control
• Confident with contracts, scopes, warranties, and compliance close-out
• Excellent communication, stakeholder management, and conflict resolution skills
Qualifications:
• Tertiary qualification in construction, engineering, or a related field
• Project management certification (preferred but not essential)
